The municipality of Sipoo is selling or leasing, at the seller’s option, 25 detached house plots in the Söderkulla Manor residential area by selecting the highest bidder. Each plot is its own auction lot and bids can be placed on each plot.

Plot K23103T1 has an area of 521 m² and a building right of 156 m².

Auction participants must be adults who have not bought or leased a plot from Sipoo municipality in the past five years. You may bid on several plots, but a maximum of one plot will be transferred to the same party. If the municipality has already made a transfer decision to a person for a plot in the area, that person’s later bids will be rejected. If a person places the highest bid on several different plots in the same bidding round, the winning bidder may choose which of those plots to take; the remaining plots will then be offered to the next-highest bidders. Bidders should take this into account, particularly when bidding on several lots.

Plots will be registered as separate properties before signing the deed of sale or lease agreement.

If leased, the base annual rent is 6% of the winning highest purchase offer. The lease term is 50 years. Rent is adjusted annually by the consumer price index, but it will never fall below the base annual rent.

After the auction ends, the municipality will decide on sale or lease according to the winner’s request, after which the buyer or lessee has six months to sign the deed or lease.

A reservation fee of €500 is charged for the plots and will be credited against the purchase price or the first rent invoice. If the sale is not completed or the lease is not signed, the reservation fee is retained by the municipality.

The municipality has the right to accept or reject bids made in the tender.

The buyer is responsible for transfer tax, subdivision costs and the cost of the confirming officer / fee for the electronic property transfer service. The lessee is responsible for the electronic property transfer service fee if the lease is signed using that service.

The plots are located in a groundwater area; for this reason ground-source heat systems cannot be installed.

The area belongs to a regionally valuable landscape area. The principal designer must be qualified for demanding-level design.
