Terms of Sale

The property will be sold in an online auction with incremental bids on the website www.huutokaupat.com from 1 April to 29 April 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 29 April 2026 at 13:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the operation of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or to extend the sale period.


The property is seized and will be sold by free sale carried out by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.


Payment terms


The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. When the payment appears in the official account, the enforcement officer will issue the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, up to six weeks’ payment time may be granted for the remainder of the purchase price from the sale decision. In that case, annual interest is payable on the whole purchase price for the payment period from the sale date until the end of the payment period. The reference interest rate is currently 2.50%. If payment is not made within the granted period, statutory delayed payment interest will be charged thereafter, currently 9.50% per annum.

According to the manager’s certificate dated 28 January 2026, there is no share of company loans.

The new owner has the right under the Housing Companies Act to obtain possession of the flat before the end of the possession period if the buyer pays the costs incurred by taking the flat into possession, any costs to the company arising from repairs to the share apartment, any unpaid maintenance charges and those maintenance instalments that fall due for payment by the shareholder during the period of possession. According to the property manager’s notification, the buyer’s liability is €10,606.11 as of 28 January 2026. At the time of transfer of the shares’ possession/ownership, the arrears, charges and costs with interest may be higher than stated above.
