The object is sold by competing bids in an online ascending auction on the website www.huutokaupat.com. Participation requires registration. The deadline for submitting bids is 11 May 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the one the service provider’s system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property is seized and will be sold privately by the enforcement officer, observing, where applicable, the general auction terms set out in the Enforcement Code.

Payment terms

The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid is accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. The payment must be visible on the official account before the enforcement officer issues the sales decision, which will be delivered to the parties. Payment by credit card is not accepted.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, a payment period of up to six weeks from the date of the sales decision may be granted for the balance. Interest is charged on the full purchase price for the entire payment period from the sales date until the end of the payment period. If payment is not made within the granted period, statutory default interest will be charged thereafter.

Buyer’s liabilities and rights that transfer

At the time of preparing the sales brochure, the site has an electricity connection from Haukiputaan Sähköosuuskunta and a water and sewer connection from Oulun Vesi. The connections will transfer to the buyer if they are transferable when ownership of the sale object transfers. Transfer of connections requires payment of any outstanding charges to the service providers.

Outstanding amounts:

- electricity connection: €128.69 as of 5 March 2026.

- water and sewer connection: no arrears as of 8 April 2026. Water meter last read on 25 July 2024.

The amounts of connection charges may change during the sale procedure and are not paid from the purchase price of the property. The buyer is also responsible for any costs arising from transferring the connection agreements.

If it is not possible to submit bids via the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid according to the automatic incrementer. The bid must be submitted in writing to the Enforcement Authority by 6 May 2026 at 16:15 to the address: Enforcement Authority / Oulu unit, Torikatu 34–40, 90100 Oulu, or to oulu.realisointi.uo@oikeus.fi. A written bid is binding and subject to the same terms as the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the number of the object in the Huutokaupat.com service to which the bid applies.
