Buyer’s personal liability for previous owner’s maintenance charges and defaults

According to the property manager’s certificate, the housing company’s receivables attributable to the share total EUR 2,206.60 as at 05/03/2026.

Under the Housing Companies Act (Chapter 3, Section 7), the new owner is jointly liable with the previous owner for the previous owner’s unpaid maintenance charges and other payments referred to in Chapter 3, Section 2(2). The new owner’s maximum liability is equal to the sum of the maintenance charges and payments for the month when ownership transferred and the five immediately preceding months.

Terms of Sale

The property will be sold by ascending bids in an online auction on www.huutokaupat.com between 24/04/2026 and 17/05/2026. Participation requires registration. The deadline for submitting bids ends on 17/05/2026 at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the one the service provider’s system has accepted as highest. The bailiff will decide separately whether to accept or reject the highest bid.


If it is not possible to submit purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum offer according to the automatic increment settings. A written offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the Huutokaupat.com listing number to which the offer relates. A written purchase offer is binding and is subject to the same terms as the online auction. The offer must be submitted no later than 14/05/2026 at 12:00 to the Enforcement Authority’s Savonlinna office, address Tottinkatu 9, 57130 Savonlinna, or by e-mail to kouvola.realisointi.uo@oikeus.fi (reference: Sale number 11520000579). The enforcement authority reserves the right to end the sale or to extend the sale period.


Offers made in the online auction are binding. If an accepted offer is approved, the bidder is obliged to pay the offered purchase price within the announced payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under section 25, chapter 5 of the Enforcement Code.


The assets have been seized and will be sold by the bailiff by free sale, applying as appropriate the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and is not a comprehensive description of the item for sale.
