The property is sold in an online auction on www.huutokaupat.com between 27 March–17 April 2026. Participation requires registration. The deadline for submitting bids ends on 17 April 2026 at 13:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the service provider's system. The highest bid is the one accepted by the provider's system as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids placed in the net auction are binding. If a bid is accepted, the bidder must pay the offered purchase price within the agreed payment period. Failure to pay may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property is distrained and sold by the enforcement officer by private sale in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If it can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority's official account. Once the payment is visible on the account, the enforcement officer will issue the sales decision to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, up to six weeks' time to pay the remaining purchase price is granted from the sales decision. In that case interest at the annual reference rate applies for the whole payment period from the sales day until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted time, statutory late interest is charged thereafter at the current rate of 9.50% per annum.

Buyer’s obligations

On transfer of ownership, the buyer must pay transfer tax of 3% on their own initiative before applying for title and at the latest within six months of signing the deed. The buyer is responsible for costs of title registration and transfer tax.

The State has a pre-emptive right to acquire the property if necessary for national defence, border control or border security or to maintain or protect regional integrity (Act on the State's pre-emptive right in certain areas 29 March 2019/469).

Foreign persons as defined by law may acquire real estate in Finland only with a permit (Act on the State's pre-emptive right in certain areas 29 March 2019/470).

Object's terms of sale

The object is sold by ascending-bid online auction on www.huutokaupat.com. The deadline for bids expires on 17 April 2026 at 13:00 (or 3 minutes after the last bid accepted to the auction).

The enforcement officer reserves the right to close the sale or extend the sale period.

If it is not possible to bid via Huutokaupat.com, a prospective buyer may submit a written bid to the enforcement officer. The bid will be added to the net auction as a maximum bid. The bid must be submitted in writing to the Enforcement Agency by 16 April 2026 at 12:00 to: Utsökningsverket / Kemi operations office, Valtakatu 28, 4th floor, 94100 Kemi. A written bid is binding and subject to the same conditions as the online auction. The written bid must be signed and include the bidder's contact details, the maximum bid amount and the number of the object in Huutokaupat.com to which the bid relates.

The property is distrained and sold under the supervision of the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
