Terms of Sale

The lot is sold by incremental bids in an online auction held on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids ends on 13 May 2026 at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the service provider's system availability. The highest bid is the bid that the service provider's system has accepted as highest. The enforcement officer will separately decide whether to approve or reject the highest bid.


If it is not possible to place a purchase bid via the huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement officer, which will be attached to the online auction as a maximum bid according to the automatic increment. The offer must be delivered by 11 May 2026 at 16:15 at the latest either by post to the Enforcement Authority, P.O. Box 1, 00067 Ulosottolaitos, by leaving the written offer at the Oulu office reception at Torikatu 34–40, 2nd floor, 90100 Oulu (open weekdays 08:00–16:15) or by e-mail to oulu.realisointi.uo@oikeus.fi. The person submitting a written purchase offer is responsible for ensuring the offer arrives by the deadline. A written purchase offer is binding and the same terms apply as in the online auction. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the huutokaupat.com item number to which the offer relates.


Bids submitted in the online auction and in writing are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under section 25 of chapter 5 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or to extend the sale period.


Payment terms

Deposit

The buyer must immediately pay a deposit equal to 20% of the purchase price into the Enforcement Authority's official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the purchaser.


Payment period

A payment period of up to six weeks may be granted for the remaining purchase price if necessary. The payment period must be agreed separately. If a payment period is used, annual interest will be charged on the whole purchase price in accordance with section 3(2) of the Interest Act for the entire agreed payment period from the sale date until the end of the payment period.


If no payment period is granted, the purchase price must be paid immediately after the acceptance of the bid.


If payment is not made within the required time, the buyer must pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale is completed.


Encumbrances

There is an electronic mortgage deed totalling €150,000 (1 item) registered on the property. Pledges on the sold assets will lapse and the mortgage will remain. The electronic mortgage deed will be transferred to the buyer or the buyer’s nominee free of loans. The buyer will not assume any secured debt.


Connections

In addition to the purchase price, the buyer must pay directly to the water and electricity companies any receivables that the service provider requires as a condition for transferring the connection. The amounts of known arrears at the time the sales brochure was prepared are:

- According to Raahen Vesi Oy’s notification there are currently no arrears / 9 April 2026. Basic charges and consumption have been invoiced up to 31 March 2026.

- For Elenia Oy’s electricity connection, outstanding electricity transmission debt currently amounts to €681.03 / 9 April 2026. The property has been invoiced up to 31 March 2026.


The amount of outstanding receivables may increase or decrease before the transfer of ownership. Outstanding receivables will not be paid from the purchase price.

The buyer is responsible for any fees that may arise from transferring the connection contracts.


Other information

The property has been seized and will be sold by the enforcement officer by private sale in accordance, where applicable, with the general auction terms laid down in the Enforcement Code.


Prospective buyers are advised to inspect the property being sold, the sales brochure and the attached documents carefully.


The transfer tax is 3% of the purchase price. The buyer is responsible for the transfer tax.


The State has a pre-emptive right in the sale of the property if acquisition is necessary for national defence, border control or border security, or for monitoring or safeguarding territorial integrity (Act on State Pre-emptive Right in Certain Areas 29 March 2019/469).


Foreign persons defined in law may acquire real estate in Finland only if a permit is granted (Act on the Permission Requirement for Certain Real Estate Acquisitions 29 March 2019/470).


Appeals
An enforcement appeal concerning the sale and any action related to or preceding the sale must be made within three weeks from the date of sale. The appeal instruction will be attached to the auction minutes.
