The seller is obliged to accept the highest offer.

The property is sold as a trade between users. Huutokaupat.com does not act as a party to the sale.

Offers must be submitted by the stated deadline. The highest offer is the one the seller has accepted as the highest.

The seller and buyer undertake to record all bids in the system.

By placing a bid the bidder accepts all terms of sale.

In timeshare sales the contracts are always signed electronically via the Visma Sign service after the auction ends; the seller prepares the contract and sends a signing link to the highest bidder. Bids are binding and the share must be paid using the invoice provided within 3 days of the auction ending.

Withdrawal from the purchase

If the sale does not proceed due to the bidder’s fault, the seller is entitled to compensation for false bidding and disruption of business of at least €280 or 10% of the highest bid. (NOTE: this invoice may be enforceable.)

Note that participating in the auction without an intention to purchase is prohibited.

Inspection of the property

The bidder must inspect the apartment, the company’s documents and related records before placing an offer. The buyer may not later rely on matters that could have been discovered during pre-inspection. Shares are sold on the basis of the information provided in the listing.

Information provided by the seller

The seller is responsible for the accuracy and timeliness of documents related to the property. The seller confirms that they have provided the buyer with all information they are aware of that could be expected to affect the sale. The seller confirms that all charges and other payments due to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the purchase price, and for the property manager’s registration fee of €40 (€60 for companies). The seller will send instructions for paying the transfer tax by email once the purchase price has been paid and will post the share certificate promptly when the purchase price has been paid and the transfer tax certificate delivered to the seller. The seller will send the sales contract, a copy of the transfer entry in the share certificate and the transfer tax certificate to the manager for registration of the share.
