The seller is obliged to accept the highest bid.

The item is sold as a user-to-user transaction. Huutokaupat.com does not act as a party to the sale.

Offers must be made by the stated deadline. The highest bid is the one the seller has accepted as highest.

The seller and buyer agree to record all bids in the system.

The bidder accepts all terms of sale when placing a bid.

In timeshare sales, the deed of sale is always signed electronically via the Visma Sign service after the auction ends. The seller prepares the contract and sends a signing link to the highest bidder. Bids are binding and the share must be paid to the bank account shown in the contract within 3 days of the auction's end.

Withdrawal from the sale

If the sale fails to complete due to the bidder, the seller has the right to compensation for a false bid and disruption of business of at least €280 or 10% of the highest bid. (NOTE: this invoice is enforceable by debt collection).

Note that participating in the auction without intent to buy is prohibited.

Inspection

Bidders are obliged to inspect the apartment, company documents and records before making a bid. The buyer cannot later rely on matters that could have been discovered during the inspection. Shares are sold based on the information in the listing.

Information provided by the seller

The seller is responsible for the accuracy and currency of the documents related to the item. The seller confirms having given the buyer all information that the seller knows and that could be assumed to affect the sale. The seller confirms that all charges and other payments due to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the purchase price, and for the property manager's registration fee of €40. The seller will send instructions by email for paying the transfer tax once the purchase price has been paid. The seller will send the contract, a copy of the share certificate transfer entry and proof of payment of the transfer tax to the property manager for the registration of the share.
