The seller is obliged to accept the highest bid.

The item is sold as a sale between users. Huutokaupat.com does not act as a party to the sale.

Bids must be made by the stated deadline. The highest bid is the one the seller has accepted as highest.

The seller and buyer undertake to record all bids in the system.

By placing a bid, the bidder accepts all terms of sale.

In timeshare sales, contracts are always signed electronically via the Visma Sign service after the auction ends; the seller prepares the contract and sends a signing link to the highest bidder. Bids are binding and the share must be paid to the bank account shown in the contract within 3 days of the end of the auction.

Withdrawal from the purchase

If the sale does not complete due to the bidder's fault, the seller has the right to claim compensation for false bidding and disturbance of business of at least €280 or 10% of the highest bid. (NOTE! This invoice is enforceable.)

Note that participating in the auction without an intent to buy is prohibited.

Inspection of the property

The bidder must inspect the apartment and the company's documents and records before making an offer. The buyer cannot later rely on an issue that could have been discovered during the pre-inspection. Shares are sold based on the information in the listing.

Seller-provided information

The seller is responsible for the accuracy and timeliness of the documents related to the property. The seller confirms they have provided the buyer with all information they know and that could be expected to affect the sale. The seller confirms that all service charges and other payments owed to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the purchase price, and the property manager's registration fee of €40 (companies €60). The seller will send the share certificate by registered post without delay and instructions for paying the transfer tax by email once the purchase price has been paid. The seller will send the manager the contract, a copy of the share certificate transfer entry and proof of transfer tax for registering the share.
