The seller is obliged to accept the highest offer.

The item is sold as a transaction between users. Huutokaupat.com does not act as a party to the sale.

Offers must be made by the given deadline. The highest offer is the one the seller has accepted as highest.

The seller and buyer commit to recording all bids in the system.

The bidder accepts all terms of sale when placing a bid.

In holiday share sales, contracts are always signed electronically via the Visma Sign service after the auction ends; the seller prepares the sales contract and sends the signing link to the highest bidder. Bids are binding and the share must be paid with the invoice provided at the time of sale within 3 days of the auction's end.

Withdrawal from the sale

If the sale does not take place due to the bidder, the seller has the right to compensation for false bidding and disruption of business of at least €280 or 10% of the highest bid. (NOTE! This invoice is enforceable for debt collection).

Note that participating in the auction without intent to purchase is prohibited.

Viewing the property

The bidder is obliged, before placing an offer, to inspect the apartment and the company documents and records. The buyer cannot later rely on matters that could have been observed during the pre-inspection. Shares are sold with the information provided in the listing.

Information provided by the seller

The seller is responsible for the accuracy and up-to-dateness of documents related to the property. The seller certifies that they have given the buyer all information they know or that can be expected to affect the transaction. The seller certifies that all fees and other payments due to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the purchase price, and for the property manager's registration fee of €40 (companies €60). The seller will send instructions for paying the transfer tax by email when the purchase price has been paid and will post the share certificate without delay once the purchase price has been paid and the transfer tax certificate has been delivered to the seller. The seller will send the sales contract, a copy of the share certificate transfer entry and the transfer tax certificate to the property manager for registration of the share.
