The seller is obliged to accept the highest bid.

The property is sold as a private sale between users. Huutokaupat.com does not act as a party to the sale.

Bids must be made by the stated time. The highest bid is the bid that the seller has accepted as the highest.

The seller and buyer undertake to record all bids in the system.

The bidder accepts all terms of sale when placing a bid.

In holiday-share sales, contracts are always signed electronically via the Visma Sign service after the auction ends; the seller prepares the sales contract and sends a signing link to the highest bidder. Bids are binding and the share must be paid to the bank account shown in the contract within 3 days of the auction ending.

Withdrawal from the sale

If the sale fails to complete due to the bidder's fault, the seller is entitled to compensation for false bidding and disruption of business of at least €280 or 10% of the highest bid. (NOTE: this invoice is enforceable by debt collection).

Note that participation in the auction without intent to buy is prohibited.

Inspection of the property

The bidder must, before placing a bid, inspect the apartment in question and the company's documents and records. The buyer cannot afterwards rely on any matter that could have been noticed during the preliminary inspection. The shares are sold with the information given in the listing.

Seller's statements

The seller is responsible for the correctness and up-to-dateness of documents related to the property. The seller warrants that they have given the buyer all information known to the seller that may reasonably be assumed to affect the sale. The seller warrants that all charges and other payments due to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the purchase price, and the property manager's registration fee €40 (companies €60). The seller will send instructions for paying the transfer tax by email once the purchase price has been paid. The seller will send the property manager the sales contract, a copy of the share-certificate transfer entry and proof of transfer tax for the registration of the share. The seller will send the buyer the share certificate by registered post once the purchase price has been paid and the transfer tax certificate delivered to the seller.
