The seller is obliged to accept the highest bid.

The item is sold as a private sale between users. Huutokaupat.com is not a party to the transaction.

Bids must be placed by the stated time. The highest bid is the one the seller has accepted as the highest.

The seller and buyer agree to record all bids in the system.

By placing a bid you accept all the terms of sale.

For holiday share sales, contracts are always signed electronically via the Visma Sign service after the auction ends. The seller prepares the purchase agreement and sends a signing link to the highest bidder. Bids are binding and the share must be paid using the invoice provided within 3 days of the auction ending.

Withdrawal from the purchase

If the sale fails due to the bidder, the seller has the right to claim compensation for false bidding and disruption of business of at least €280 or 10% of the highest bid. (NOTE! This invoice is enforceable.)

Note that participating in the auction without an intention to buy is prohibited.

Viewing the property

The bidder has a duty before bidding to inspect the property and to review the company documents and other papers. The buyer cannot later rely on any matter that could have been discovered during a prior inspection. The shares are sold on the basis of the information in the listing.

Information provided by the seller

The seller is responsible for the accuracy and currency of documents related to the property. The seller certifies that they have provided the buyer with all information known to the seller that could reasonably affect the transaction. The seller guarantees that all charges and other payments to the company have been paid up to the date of sale.

Other costs

The buyer is responsible for the transfer tax, which is 1.5% of the purchase price, and the property manager's registration fee €40 (companies €60). The seller will send instructions for paying the transfer tax by email once the purchase price has been paid, and will post the share certificate without delay when the purchase price has been paid and the transfer tax certificate has been delivered to the seller. The seller will send the purchase agreement, a copy of the share transfer entry and the transfer tax certificate to the property manager for registration of the share.
