The seller undertakes to sell the property to the highest bidder.

The property is sold in a transaction between the users. Huutokaupat.com is not a party to the sale.

Bids must be submitted by the specified time. The highest bid is the bid that the seller has accepted as the highest. The auction can also be attended in person on site by submitting a bid to the seller. The seller undertakes to record all bids in the system. By placing a bid, the bidder accepts these terms of sale.
No warranty is provided for the property. The property has no right of exchange or return. The descriptions in the listing are solely the seller's assessments of the property for sale. Anyone participating in the auction must inspect the property themselves before making a binding bid.

Inspection of the property

Before making a bid, the bidder is obliged to familiarise themselves with the property, documents and records in question. The buyer may not subsequently invoke a circumstance that could have been detected during a preliminary inspection.
By submitting a bid, the bidder accepts the property in its current condition.

Information provided by the seller

The seller warrants that they have provided the buyer with all information known to them that can reasonably be assumed to affect the sale.

Completion of the sale

The sale of the property must be completed in the form prescribed by the Finnish Code of Real Estate. The time for signing the deed of sale will be agreed separately with the buyer. The purchase price must be paid before the deed of sale is signed/possession is transferred to the buyer.

The costs of preparing the deed of sale will be shared equally between the buyer and seller.

Other costs

The buyer is responsible for transfer tax in accordance with the tax practices in force at the time.

Withdrawal from the sale

Under the Finnish Code of Real Estate, a party who refuses to complete the sale must compensate the other party for the reasonable costs incurred from advertising, inspecting the property and other necessary measures related to completing the sale. The reasonable costs are 4% of the sale price.
