The property will be sold in an online auction held on www.huutokaupat.com from 27 October to 12 November 2026. Participation in the auction requires registration. The deadline for submitting bids is 12 November 2026 at 13:00 (or 2 minutes after the last accepted bid).
The National Enforcement Authority Finland is not responsible for the operation of the service provider's system. The highest bid is the bid accepted as the highest by the service provider's system. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer's liability for compensation under Chapter 5, section 25 of the Enforcement Code.
The enforcement authority reserves the right to end the sale or extend the sales period.
The property has been seized and is sold by private sale conducted by the enforcement officer in accordance with Chapter 5, section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.
Payment terms
The enforcement officer will inform the highest bidder whether the bid can be accepted. If it can be accepted, the buyer must pay the entire purchase price by bank transfer to the National Enforcement Authority's official funds account. Once the payment is visible in the official funds account, the enforcement officer will issue a sale decision, which will be delivered to the parties concerned. The purchase price cannot be paid by credit card.
Deposit: If the entire purchase price is not paid immediately, the buyer must nevertheless immediately pay 20% of the purchase price as a deposit.
Payment period: If the highest bid is accepted, the enforcement officer may, where necessary, grant up to six weeks for payment of the balance of the purchase price, starting from the date on which the sale decision is drawn up. The payment period must be agreed separately. If no payment period is used, the purchase price must be paid without delay after acceptance of the bid. If a payment period is used, annual interest under section 3(2) of the Interest Act is payable on the entire purchase price for the full payment period, from the date of the sale decision until the end of the payment period. If payment is not made within the prescribed period, the buyer must pay late-payment interest under section 4(1) of the Interest Act on the entire purchase price until the purchase price has been paid or a new sale has been conducted.
Liabilities transferred to the buyer
The buyer must pay transfer tax of 1.50% of the total amount consisting of the purchase price, unpaid housing-company receivables and charges relating to the flat, and the housing-company loan. Transfer tax is paid to the tax authority. The buyer must provide proof of payment of the transfer tax before the share certificate is handed over and the deed of sale is issued.
The buyer must apply to the National Land Survey of Finland for registration of ownership of the shares in the flat within 2 months of signing the deed of sale. The National Enforcement Authority will hand the buyer the paper share certificate bearing transfer endorsements together with the deed of sale; the buyer must submit these to the National Land Survey of Finland for cancellation when registering ownership. The National Land Survey of Finland charges a fee for registering the shares in the flat, payable by the buyer.
Responsibility for housing-company loan shares:
In addition to the purchase price payable in cash, the buyer assumes responsibility for housing-company loan shares relating to the flat, totalling €4,033.66 as at 31 July 2026. This consists of a loan for pipe renovation of €3,484.21, paid as a capital charge of €99.78 per month, and a bathroom renovation loan of €549.45, paid as a capital charge of €19.38 per month.
The housing-company loan share relating to the flat remains payable by the buyer and is not paid from the purchase price.
Obtaining possession of a flat in the possession of the housing company:
The flat has been taken into the housing company's possession for three years by a decision of the general meeting on 20 November 2025. The possession decision entitles the housing company to rent out the flat to cover unpaid maintenance charges and other payments. Under Chapter 8, section 7 of the Housing Companies Act, the new owner of the shares being sold obtains possession of the flat when they pay the housing company all due amounts that could be covered by rent payable for the flat under Chapter 8, section 6(2) of the Housing Companies Act. These amounts consist of unpaid company maintenance charges and other payments forming the basis for taking possession, as well as charges and other payments falling due during the possession period. According to the manager's certificate, unpaid charges total €10,519.49 as at 31 July 2026. The amount changes monthly. The buyer must establish the outstanding charges and pay them directly to the housing company. They will not be paid, even partly, from the purchase price paid to the National Enforcement Authority.
The buyer must independently ensure payment to the housing company of all liabilities relating to the flat for which the buyer is responsible. Bids made in the online auction must take these matters into account.
