Bids must be submitted by the specified time. The highest bid is the bid accepted by the seller as the highest. The auction can also be attended in person by submitting a bid to the seller on site. The seller and buyer undertake to record all bids in the system. By placing a bid, the bidder accepts these terms of sale.

Inspection of the property

Before making a bid, the bidder is obliged to inspect the property, documents and records concerned. The buyer may not subsequently invoke a matter that could have been observed during a prior inspection.

Information provided by the seller

The seller warrants that they have provided the buyer with all information known to the seller that can be expected to affect the transaction.

Completion of the transaction

The sale of the property must be completed in the form prescribed by the Finnish Land Code. The time and place for signing the deed of sale will be agreed separately with the buyer. The purchase price is paid at the completion meeting. The fee of the public purchase witness is paid equally by the seller and buyer.

Other costs

The buyer is responsible for transfer tax in accordance with the tax rules in force at the time.

Withdrawal from the transaction


Under the Land Code, a party who refuses to complete the transaction must reimburse the other party for reasonable costs incurred from advertising, inspecting the property and other necessary measures related to completing the transaction, but in any event at least 4% of the purchase price.
