The property will be sold by online auction on the website www.huutokaupat.com from 18.9.2026 to 8.10.2026. Participation in the auction requires registration. The deadline for submitting bids ends on 8.10.2026 at 18.00 (or 2 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest. The enforcement officer decides whether the highest bid will be accepted or rejected. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sales period.

The property has been seized and will be sold by open sale conducted by the enforcement officer, in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the bidder with the highest purchase offer whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority's official funds account. Once the payment has been credited to the official funds account, the enforcement officer will issue the sale decision, which will be delivered to the parties concerned. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay a 20% deposit immediately.

Payment period: If necessary, a payment period of up to six weeks from the sale decision may be granted for the remaining purchase price. In that case, annual interest on the full purchase price must be paid for the entire payment period, from the date of sale until the end of the payment period. The reference interest rate is currently 2.50%. If payment has not been made within the granted payment period, annual default interest will then be charged, currently 9.50%.

Obligations transferred to the buyer

Upon transfer of ownership of the property, the buyer must pay transfer tax of three per cent on their own initiative before applying for title registration and no later than six months from the signing of the deed of sale. The buyer is responsible for the title registration costs and the transfer tax.

The State has a pre-emption right in the sale of the property if acquisition of the property is necessary to ensure national defence, border control or border security, or to monitor or safeguard territorial integrity (Act on the State's Pre-emption Right in Certain Areas 29.3.2019/469).

Foreign persons specified in the Act may acquire property in the territory of the Finnish State only if permission is granted for the acquisition (Act on the State's Pre-emption Right in Certain Areas 29.3.2019/470).

If bidding via the Huutokaupat.com service is not possible, the prospective buyer may submit a written bid to the enforcement officer. The bid will be linked to the online auction as a maximum bid in the bidding system. The bid must be submitted in writing to the Enforcement Service no later than 6.10.2026 at 12:00 at Enforcement Service / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and the same terms apply as in the online auction. The written bid must be signed and must state the bidder's contact details, the maximum amount of the bid, and the number of the item in the Huutokaupat.com service to which the bid relates.

The property has been seized and will be sold by the enforcement officer by private sale, in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms set out in the Enforcement Code.
