Bids must be submitted by the specified deadline. The highest bid is the bid that the seller has accepted as the highest. The auction may also be attended in person by submitting a bid to the seller on site. The seller and buyer undertake to record all bids in the system. By placing a bid, the bidder accepts these terms of sale.

Viewing the property

Before making a bid, the bidder is obliged to familiarise themselves with the property, documents and records in question. The buyer may not subsequently invoke a circumstance that could have been detected during the pre-purchase inspection.

Information provided by the seller

The seller warrants that they have provided the buyer with all information known to the seller that may reasonably be expected to affect the transaction.

Completion of the sale

The sale of the property must be completed in the form prescribed by the Land Code. The time and place for signing the deed of sale will be agreed separately with the buyer. The purchase price is paid at the completion meeting. The seller and buyer share the fee of the public purchase witness equally.

The sale will primarily be completed electronically through the real estate transaction service. The related cost of €236 (including the title registration fee) is paid entirely by the buyer.

Other costs

The buyer is responsible for transfer tax in accordance with the tax rules in force at the time.

Withdrawal from the sale

Under the Land Code, a party that refuses to complete the sale must compensate the other party for the reasonable costs incurred from advertising, inspecting the property and other necessary measures related to completing the sale.
