Bids must be submitted by the stated deadline. The highest bid is the bid that the seller has accepted as the highest. The seller and buyer undertake to enter all bids into the system. By placing a bid, the bidder accepts these terms of sale.

Viewing the property

Before submitting a bid, the bidder is obliged to familiarise themselves with the property, documents and records. The buyer may not later invoke any matter that could have been discovered during the pre-inspection.

Information provided by the seller

The seller warrants that they have provided the buyer with all information known to the seller and which can reasonably be assumed to affect the sale.

Concluding the sale


The property sale must be executed in the form prescribed by the Land Code. The sale is preferably carried out in the National Land Survey of Finland's Property Transaction Service (KVP). The time and place for signing a traditional deed will be agreed separately with the buyer. Payment of the purchase price shall be made no later than at the signing/closing of the sale. The buyer pays the fee of the authorised conveyancer.


Other costs


The buyer is responsible for transfer tax in accordance with the tax practice in force at the time.
The buyer is responsible for the title registration fee.

The buyer is responsible for subdivision costs.

Withdrawal from the sale

A party that refuses to proceed with the sale must, under the Land Code, compensate the other party for reasonable costs incurred from advertising, inspecting the property and other necessary actions related to completing the sale.
