Viewing the property

Before submitting a bid, the bidder is obliged to inspect the property, documents and records in question. The buyer may not later rely on any matter that could have been observed in a preliminary inspection or would have been revealed by examination.

Vihti Municipality confirms that it has provided the buyer with all information known to the seller and that can be assumed to affect the transaction.

Other costs

The buyer is responsible for the transfer deed certification fee (138 €), transfer tax, and land formation costs of 1,200 euros. The land formation fee is included when determining the amount of transfer tax ((purchase price + land formation fee) * 3% = transfer tax payable).

Building obligation

The plot is subject to a building obligation, under which the buyers undertake to build on the plot 50% of its building rights within three years of the sale to a stage where the building control authority can carry out the acceptable inspection for commissioning required by the building permit. The buyers are responsible for carrying out soil investigations related to the design of the building project and for the structural solutions required by the soil conditions. If the buyers neglect the above-mentioned building obligation, they are obliged to pay the seller a contractual penalty of 20% of the plot's purchase price for each commenced year of delay, after the deadline has expired, for a period of five years, until the obligation has been fulfilled.

Resale and transfer of the plot

The plot recipients undertake not to resell or otherwise transfer the plot before it is built on, unless the municipality gives written consent. If the plot recipients transfer the plot in breach of this agreement before it is built on, they shall pay the seller a contractual penalty of 100% of the plot's sale price as a lump sum.

Municipal infrastructure

The area’s municipal infrastructure is complete. Water and sewer lines have been built up to the edge of the plot. Conclusion of the sale

The deed of sale for the property must be signed within 3 months of the final sales decision, otherwise the sales decision will lapse. The deed is generally signed at the Vihti municipal office, visiting address Asemantie 30, 03100 Nummela. The deed is made in accordance with the model deed approved by the municipal board. The purchase price and land formation costs must be paid by bank transfer to the account specified by the seller before signing the deed. The property transaction must be completed in the prescribed form. At the sale, all parties must be present at the same time and sign the deeds. The parties may also use an agent if necessary.

Withdrawing from the sale

If the buyer refuses to complete the purchase, they must reimburse the Municipality of Vihti for reasonable costs incurred from advertising the property, viewing the property and other necessary actions related to completing the sale.
