Bids must be submitted by the specified time. The highest bid is the bid accepted by the seller as the highest. The auction can also be attended in person by submitting a bid to the seller on site. The seller and buyer undertake to record all bids in the system. By placing a bid, the bidder accepts these terms of sale.

Viewing the property

Before making a bid, the bidder is obliged to inspect the property, documents and records in question. The buyer may not subsequently invoke a matter that could have been detected during the prior inspection.

Information provided by the seller

The seller warrants that they have provided the buyer with all information known to the seller that can reasonably be assumed to affect the transaction.

Completion of the sale

The sale must be completed in the form prescribed by the Code of Real Estate, either electronically through the property transaction service or traditionally with certification by a public purchase witness. The purchase price must be paid at the latest at the completion meeting. The buyer pays the public purchase witness’s fee or the property transaction service fee.

Other costs

The buyer is responsible for transfer tax, which is 3% of the debt-free purchase price.

Withdrawal from the sale

Under the Code of Real Estate, a party who refuses to complete the sale must compensate the other party for the reasonable costs incurred from advertising, inspecting the property and other necessary measures related to completing the sale.
