Terms of Sale

The object is sold in an online auction held on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids ends on 7.10.2026 at 18:00 (or 2 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the functioning of the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest. The enforcement officer decides whether the highest bid is accepted or rejected. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


The object is sold in accordance with the provisions of the Enforcement Code by private sale conducted by the enforcement officer in two separate online auctions. This is so-called alternative bidding. The property is first offered on the condition that the special right registered against the property (a lifelong right of residence and use for the buildings on the property) remains in force. In this sale, the property is offered for purchase on the condition that the special right registered against the property remains in force. If the highest bid does not cover the claim that has a better priority than the special right, the property will be offered without preserving that special right. Even if a higher bid is then made, the earlier bid will be accepted if the holder of the right pays the part of the difference that belongs to the claim with better priority. The amount of the claim with better priority than the special right was EUR 77,073.57 as of 24.6.2026. In addition, enforcement costs incurred so far in the sale are EUR 9,232.55. Thus, if the above-mentioned claims with better priority than the special right are fully covered, the special right will also remain in force. The bidder must carefully consider the bid and its amount, taking into account the special right affecting the property. If registration is not possible, a written purchase offer may be submitted for the object. Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the official funds account of the Enforcement Authority. Once the payment is visible in the official funds account, the enforcement officer will issue the sales decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay 20% of the purchase price immediately as a deposit.


Payment period: If necessary, a payment period of up to six weeks from the sales decision may be granted for the remaining purchase price. In that case, annual interest must be paid on the full purchase price for the entire payment period from the date of sale until the end of the payment period.
