The property will be sold in an online auction on the website www.huutokaupat.com from 18/9/2026 to 18/10/2026. Participation in the auction requires registration. The deadline for bids ends on 18/10/2026 at 18:00 (or 2 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the functioning of the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest. The enforcement officer decides whether the highest bid is accepted or rejected. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

If registration is not possible, a written purchase offer may be submitted for the property. The written offer must be delivered by post or email so that it arrives at the Enforcement Authority no later than 14/10/2026 at 16:00. The email address is oulu.realisointi.uo@oikeus.fi and the postal address is Enforcement Authority, Raahe office, Kummatinkatu 6, 92150 Raahe. The written offer must state the bidder's name, personal identity code/business ID and contact details. A written offer will be entered into the online auction as a raise bid. The person submitting the written offer is responsible for ensuring that the offer has arrived by the stated deadline. A written offer is binding, and the same terms apply as in the online auction.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property has been distrained and is sold by open sale conducted by the enforcement officer, in accordance with Chapter 5, Section 76 of the Enforcement Code and, as applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority's official funds account. Once the payment has been received in the official funds account, the enforcement officer will issue the sale decision, which will be delivered to the parties concerned. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay 20% of the purchase price immediately as a deposit.

Payment period: If necessary, a payment period of up to six weeks from the sale decision may be granted for the remaining purchase price. In that case, annual interest must be paid on the full purchase price for the entire payment period, from the sale date until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest will then be charged, currently 9.50%.

Obligations transferred to the buyer

Upon transfer of ownership of the property, the buyer must pay transfer tax of three per cent on their own initiative before applying for title registration and no later than within six months of signing the deed of sale. The buyer is responsible for the title registration costs and transfer tax.

The State has a pre-emptive right in the sale of the property if the acquisition is necessary for defence, border control or border security, or for monitoring or safeguarding territorial integrity (Act on the State's pre-emptive right in certain areas 29.3.2019/469).

Foreign persons defined by law have the right to acquire property in the territory of the Finnish State only if a permit is granted for the acquisition (Act on the State's pre-emptive right in certain areas 29.3.2019/470).

Objektets försäljningsvillkor

Objektet säljs på nätauktion med höjningsbud på webbplatsen www.huutokaupat.com. Tidsfristen för att ange köpeanbud löper ut den 18.10.2026 klockan 18.00 (eller 2 minuter efter det att det sista köpeanbudet som godkänts till auktionen har givits).

Utsökningsverket ansvarar inte för funktionen i tjänsteleverantörens system. Det högsta budet är det bud som tjänsteleverantörens system godkänt som högsta. Utmätningsmannen beslutar separat huruvida det högsta budet ska godkännas eller förkastas. Buden som ges i nätauktionen är bindande. Om ett bud godkänns, är den som gett budet skyldig att betala den erbjudna köpesumman inom avtalad betalningstid. Underlåtelse att betala den erbjudna köpesumman kan leda till köparens ersättningsskyldighet i enlighet med 5 kap. 25 § i utsökningsbalken.

Utmätningsmannen förbehåller sig rätten att sluta försäljningen eller förlänga försäljningstiden.

Om det inte är möjligt att lämna bud via tjänsten Huutokaupat.com, kan köparkandidaten lämna ett skriftligt bud till utmätningsmannen. Budet ansluts till nätauktionen som ett maximibud enligt höjningsautomaten. Budet ska lämnas i skriftlig form till utsökningsverket senast 14.10.2026 kl. 16:00 på adressen Utsökningsverket / Brahestad verksamhetsställe, Kummatinkatu 6, 92150 Raahe eller oulu.realisointi.uo@oikeus.fi. Ett skriftligt bud är bindande och på det tillämpas samma villkor som i nätauktionen. Det skriftliga budet ska undertecknas och av budet ska framgå budgivarens kontaktuppgifterna, budets maximibelopp samt numret på det objekt i tjänsten Huutokaupat.com som budet gäller.

Egendomen är utmätt och den säljs under hand genom utmätningsmannens försorg i enlighet med utsökningsbalken 5 kap. 76 § och i tillämpliga delar av utsökningsbalkens allmänna auktionsvillkor.
