Terms of Sale

The property is sold in an online auction held on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for bids ends on 07/10/2026 at 19:00 (or 2 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the functioning of the service provider's system. The highest bid is the bid the service provider's system has accepted as the highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


The property is sold in accordance with the provisions of the Enforcement Code by private sale conducted by the enforcement officer in two separate online auctions. This is so-called alternative bidding. The property is first offered on the condition that the special right recorded against the property (lifelong right of residence) remains in force. If the highest bid does not cover the claim that has priority over the special right, the property will be offered without preserving that special right. In this sale, the property is offered for purchase on the condition that the special right recorded against the property ceases. Even if the bid in this sale is higher, the earlier bid will be accepted if the holder of the right pays from the difference the part that belongs to the claim with better priority. The claim with priority above the special right was EUR 77,073.57 as of 24/06/2026. In addition, enforcement costs incurred in the sale to date amount to EUR 9,232.55. Thus, if the above-mentioned claims with better priority than the special right are fully covered, the special right will also remain in force. The property has been seized and is sold by private sale conducted by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.


Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority's official funds account. Once the payment is reflected in the official funds account, the enforcement officer issues the sales decision, which is delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: Unless the full purchase price is paid immediately, the buyer must nevertheless pay 20% of the purchase price immediately as a deposit.


Payment period: If necessary, a payment period of up to six weeks from the sales decision may be granted for the remaining purchase price. In that case, annual interest on the full purchase price must be paid for the entire payment period from the date of sale until the end of the payment period. The reference rate is currently 2.50%.
