The property is sold by incremental bids in an online auction on the website www.huutokaupat.com. Participation requires registration. The deadline for submitting bids ends on 22/07/2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer decides separately whether to accept or reject the highest bid.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to close the sale or to extend the sale period.

The property is seized and will be sold privately by the enforcement officer in accordance with the Enforcement Code and, where applicable, the general auction terms laid down in that Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted.

If the bid is accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment is visible on the account, the enforcement officer will make the sale decision, which will be delivered to the parties. Payment by credit card is not accepted.

Obligations and rights transferred to the buyer AND/OR receivables related to the property

At the time of preparing the sales brochure, the property has a district heating connection with Loiste Lämpö Oy, an electricity connection with Kajave Oy, and a water and wastewater connection with Kajaanin Vesi. Connections will transfer to the buyer if they are still transferable when ownership transfers. However, the buyer must first pay all outstanding charges related to the connections to the service providers before the connections can be transferred into their name.

Amounts of receivables:

- district heating connection: €4,163.42 as of 21/05/2026

- electricity connection: no receivables as of 21/05/2026

- water and wastewater connection: €202.30 as of 20/05/2026

The stated amounts of receivables may change during the sales procedure and will not be paid from the purchase price of the property. In addition, the buyer is responsible for any fees arising from transferring the connection agreements.

Under the land lease agreement, a new tenant is also obliged to pay any unpaid rent instalments with default interest that the previous tenant has left unpaid, but not for more than three (3) years. According to a notice from the City of Kajaani dated 28/05/2026, rent receivables, including interest and collection costs, total €5,999.62.

In addition, the buyer is responsible for registering the leasehold in their name. See clause 6.2 of the land lease agreement attached to the sales brochure.

Object sale conditions

If it is not possible to submit a bid via the service Huutokaupat.com, a prospective buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid according to the automatic bidding system. The bid must be submitted in writing to the Enforcement Authority no later than 17/07/2026 at 16:15 to the address: Enforcement Authority / Kajaani office, Lönnrotinkatu 2 A, 4th floor, 87101 Kajaani. A written bid is binding and is subject to the same conditions as the online auction. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.
