The item is sold in an online auction on www.huutokaupat.com between 18 June–14 July 2026. Participation in the auction requires registration. The bidding deadline ends on 14 July 2026 at 18:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the service provider's system. The highest bid is the bid the service provider's system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to buyer liability for compensation under the Enforcement Code, Chapter 5, Section 25.

If registration is not possible, a written purchase offer may be submitted. A written purchase offer must be delivered by post or email so that it is received by the Enforcement Authority no later than 10 July 2026 at 16:00. The email address is oulu.realisointi.uo@oikeus.fi and the postal address is Enforcement Authority, Oulu Office, Torikatu 34-40, 90100 Oulu. The office customer service is open on weekdays 08:00–16:15. A written purchase offer must state the bidder's name, personal identity number/company registration number and contact details. A written offer is recorded in the online auction as a maximum bid. The person submitting a written offer is responsible for ensuring it is received by the deadline. A written purchase offer is binding and the same terms apply as in the online auction.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property has been seized and is sold by private sale arranged by the enforcement officer in accordance with the Enforcement Code, Chapter 5, Section 76, and, where applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority's official funds account. When the payment is visible on the account, the enforcement officer will issue the sales decision, which will be delivered to the parties. Payment by credit card is not possible.

Deposit: If the full purchase price is not paid immediately, the buyer must immediately pay a deposit of 20% of the purchase price.

Payment period: If necessary, a payment period of up to six weeks from the sales decision may be granted for the remainder of the purchase price. In that case, annual interest is charged on the full purchase price for the whole payment period from the sale date until the end of the payment period. The reference rate is currently 2.50%. If payment has not been made within the granted period, annual default interest is charged thereafter, which is currently 9.50%.

Buyer's obligations

On transfer of ownership of a property, the buyer must pay the transfer tax of three per cent proactively before applying for title registration and no later than six months from the date of the deed of sale. The buyer is responsible for the costs of title registration and the transfer tax.

The State has a right of pre-emption in the sale of property if acquisition of the property is necessary for the purposes of national defence, border control or border security or for monitoring or safeguarding territorial integrity (Act on the State's Right of Pre-emption in Certain Areas 29 March 2019/469).

Foreign persons defined in the law have the right to acquire real estate in the territory of the State of Finland only if permission is granted (Act on the State's Right of Pre-emption in Certain Areas 29 March 2019/470).

The object is sold in a timed online auction on the website www.huutokaupat.com. The deadline for submitting purchase offers expires on 14 July 2026 at 18:00 (or 3 minutes after the last purchase offer accepted into the auction).

The enforcement officer decides separately whether the highest bid shall be accepted or rejected. Bids given in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may result in the buyer's liability for compensation under the Enforcement Code, Chapter 5, Section 25.

If it is not possible to place a bid via Huutokaupat.com, a prospective buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid according to the automatic increment. The bid must be submitted in writing to the Enforcement Authority no later than 10 July 2026 at 16:00 at the address Enforcement Authority / Oulu Office, Torikatu 34-40 Oulu or oulu.realisointi.uo@oikeus.fi. A written bid is binding and the same conditions apply as in the online auction. The written bid must be signed and must state the bidder's contact details, the bid's maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.
