Seized leasehold interest in property with unfinished buildings (Karvio, Takunniemi), Heinävesi

The property is sold by ascending bids in an online auction on www.huutokaupat.com held between 6 May 2026 and 27 May 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 27 May 2026 at 14:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider's system. The highest bid is the one the service provider's system has accepted as highest.

The bailiff will decide separately whether to accept or reject the highest bid. That decision may take more than two days.

Bids placed in the online auction are binding. The highest bidder has no right of withdrawal. If a bid is accepted, the bidder must pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability to compensate under section 25 of Chapter 5 of the Enforcement Code. If it is not possible to submit a purchase bid via www.huutokaupat.com, a prospective buyer may submit a written purchase offer to the bailiff. The offer will be added to the online auction as a maximum bid according to the automatic increment system. The offer must be submitted in writing no later than 26 May 2026 at 12:00 by email to kouvola.realisointi.uo@oikeus.fi or to the Enforcement Authority, Mikkeli office, Raatihuoneenkatu 5, 5th floor, 50100 Mikkeli.

A written offer is binding and subject to the same conditions as the online auction. It must be signed and state the bidder's contact details, the maximum amount offered and the online auction reference number to which the offer relates.

The Enforcement Authority reserves the right to end the sale or extend the sales period.

Participants are advised to ensure that their contact details registered with www.huutokaupat.com are up to date. The buyer and new owner will, as a rule, be the person who has made the accepted bid in the online auction. If the bidder has made the bid wholly or partly on behalf of another person, they must present a power of attorney or other evidence.

The asset has been seized and is sold by the bailiff through a free sale, observing, where applicable, the general auction terms laid down in the Enforcement Code.

Prospective buyers are encouraged to examine the property for sale, the sales brochure and the attached documents carefully.

An enforcement appeal against the sale or any act related to or preceding the sale must be lodged within three weeks from the date of sale. Instructions on how to appeal will be attached to the sales decision.
