Villa in the Rauma archipelago, Rauma

Approximately 160 m² villa for sale in the Rauma archipelago. Including the terrace about 200 m². The building is located on an island named Katavisto.

The villa was built in the 1940s. This fairly large two‑storey villa meets the needs of a bigger family. On the ground floor there is a large covered terrace, a very spacious open‑plan living room, a roomy kitchen, a scullery and one bedroom. There is also a through‑room that could be converted into a shower + WC. On the upper floor a large landing and two bedrooms. Plenty of attic space and a good‑sized cellar. The building has electric heating but is kept unheated in winter. The summer water supply can be adapted for year‑round use with minor changes. The outbuilding is in good condition but can be demolished and replaced if desired.

Connected to the mains water network. The sale includes the water and electricity connections. Exterior cladding has been renewed except for the north‑facing wall. All windows were renovated 2018–2020. The building is on a leased plot from the City of Rauma, about 1 ha. Annual ground rent is €3,817.77; the lease is valid until 31 December 2051. There is no property tax as the property has been used for non‑profit purposes (camp centre). The building is dry and healthy throughout. It is possible to install a shower and WC inside on the ground floor in the current cleaning‑cupboard (ample space); above that is the upper‑floor landing so adding a WC there is also straightforward. Under the vinyl floors upstairs are lacquered pine floorboards.

The plot is sandy, so installing a sealed tank is relatively easy and inexpensive (in 2023 excavation and installation of a 5 m³ tank about €3,500). Wastewater is directed via wells to an infiltration field.

The main building gutters need to be renewed entirely.

The lakeside sauna roof was fully renewed 2016–2018. The sauna’s south wall needs attention — either battens or full re‑cladding should be done within five years. There is also a water pipe to the sauna.

The shore was dredged in autumn 2025 and is about 2 m deep to the bay; immediately beyond the bay it is over 4 m deep. Reeds have been removed over a wide area. There is a place for a barbecue shelter close to the bay.

Dredging costs were considerable.

Boat trip from Rauma (Syväraumanlahti) about 10–15 minutes at roughly 37 km/h. From Säikä it's about a 50 m row to the island from the mainland.

Sold as surplus to requirements (planned use changed when the regional wellbeing areas were introduced).
