• The main room floor is uneven around the stove, typical for an old building.

• Approximately 3,500 m² of the wooded land included in the plot has recently been clear‑felled and regeneration work is the buyer’s responsibility.

• The yard requires tidying.

• The fireplace has not been used since 2009, so chimney sweeping and inspection are needed before reuse.

• Original building documents are not available and there is no information on final inspections. The extension work was inspected in 2006. Documents still show an outbuilding and an outhouse that have since been removed.
