Terms of sale
The property is sold by incremental bids in an online auction arranged on the website www.huutokaupat.com. Participation requires registration. The bidding period ends on 10 June 2026 at 18:00 or three minutes after the last accepted bid.
The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the one the service provider’s system has accepted as highest. The enforcement officer separately decides whether to accept or reject the highest bid.
Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered price may lead to the buyer’s liability for damages under Chapter 5, Section 25 of the Enforcement Code.
The enforcement authority reserves the right to end the sale or to extend the sale period.
The property has been seized and is sold privately under the enforcement officer’s supervision, observing where applicable the general auction terms set out in the Enforcement Code.
Payment terms
The enforcement officer will notify the highest bidder whether the bid can be accepted.
If the bid is accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. When the payment is visible on the account, the enforcement officer will make the sale decision and notify the parties. Payment by credit card is not possible.
Deposit: If the full purchase price is not paid immediately, the buyer must immediately pay a 20 per cent deposit of the purchase price.
Payment period: A payment extension may be granted for the remainder of the purchase price, but in any case for no more than six weeks from the sale decision. Interest at the annual rate will be charged on the entire purchase price for the whole extension period from the sale date until the expiry of the extension. If payment is not made within the granted period, statutory late interest will thereafter be charged.

Responsibility for new maintenance charges
Under the Limited Liability Housing Companies Act, Chapter 3, Section 6, the new owner is responsible for new maintenance charges from the date of transfer of ownership.
Buyer’s liability for previous owner’s unpaid charges
Under the Limited Liability Housing Companies Act, Chapter 3, Section 7, the new owner of the shares is, alongside the previous owner, liable for the previous owner’s unpaid company charges and for the charge referred to in Section 2(2). The maximum liability of the new owner equals the sum of company charges for the month in which ownership transferred and the five immediately preceding months.
At the time of preparing the sales brochure, there were no arrears registered for the apartment according to the manager’s certificate dated 22 April 2026. The amount of receivables may change during the sales process.
Loan portions attributable to the apartment
In addition to the cash purchase price, the buyer will assume the apartment’s share of the housing company loan, approximately €2,050.00 as of 22 April 2026.
The apartment’s share of the housing company loan remains the buyer’s responsibility in addition to the purchase price and is not to be paid from the purchase price.
The buyer must arrange payment of the obligations related to the apartment for which they become responsible directly with the housing company. Bids in the online auction should be made taking these matters into account.
Transfer tax
The buyer is obliged to pay transfer tax of 1.5%. The tax is calculated on the total amount of the purchase price and the obligations transferred to the buyer, based on the date of transfer of ownership.
