The object is sold in an online auction with raising bids on the website www.huutokaupat.com between 26 February–19 March 2026. Participation requires registration. The deadline for submitting offers ends on 19 March 2026 at 18:00 or 3 minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Section 25, Chapter 5 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or to extend the sales period.

The property is seized and sold by the enforcement officer by private sale in accordance with Section 76, Chapter 5 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.

Payment terms

The enforcement officer notifies the highest bidder whether the bid can be accepted. If the bid is accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. When the payment is visible on the official account, the enforcement officer issues the sales decision which will be provided to the parties. Payment by credit card is not accepted.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If needed, a payment period of up to six weeks from the sales decision may be granted for the remaining purchase price. Interest is charged on the full purchase price for the whole payment period from the date of sale until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted period, annual default interest will be charged thereafter; this is currently 9.50%.

Buyer’s liabilities transferred

The buyer must pay the transfer tax, which is 1.50% of the purchase price and of the total of unpaid company receivables, charges and the company loan attributable to the flat. Transfer tax is paid to the tax authorities. The buyer must present proof of payment of the transfer tax before the share certificate is handed over and the deed of sale is issued.

The housing company has transferred the share register to the National Land Survey’s apartment information system. The buyer must apply for registration of ownership within two months of the date of the deed of sale. The National Land Survey will cancel the paper share certificate when ownership is registered. The buyer is responsible for the registration costs.

The flat has been taken into the housing company’s possession for three years by a shareholders’ meeting decision on 5 December 2023. The possession decision gives the housing company the right to rent the flat to cover arrears of charges and other payments. Under Section 7, Chapter 8 of the Housing Companies Act, the new owner of the sold shares obtains possession of the flat when they pay to the company all amounts that can be covered by the rent receivable from the flat under Section 6, Chapter 8, paragraph 2 of the Housing Companies Act. These amounts consist of unpaid company charges and other payments that are the basis for taking the flat into possession and of charge items and other payments that fall due during the period of possession. According to the property manager, the outstanding charges and other payments the buyer will be responsible for total €3,079.50 as of 27 January 2026. The amount changes monthly. The buyer must determine the arrears of charges and pay them directly to the housing company. They are not paid from the purchase price remitted to the Enforcement Authority.

The buyer must arrange payment of the obligations related to the flat that are their responsibility to the housing company. Bids in the online auction should be made taking these matters into account.

The bid will be entered into the online auction as a maximum bid in the automatic bidding system. The bid must be submitted in writing to the Enforcement Authority no later than 18 March 2026 at 12:00 to the address: Utsökningsverket / Rovaniemi service point, Hallituskatu 5 C, 5th floor, 96100 Rovaniemi. A written bid is binding and is subject to the same conditions as in the online auction. The bid must be signed and must state the bidder’s contact details, the maximum bid amount and the object number in the Huutokaupat.com service to which the bid applies.
