According to the water supplier there has been a burst water pipe in the cellar. The pipe has been plugged and is not currently connected to the cooperative water network.

How to submit bids

The property is sold by incrementing bids in an online auction on www.huutokaupat.com held between 10 February 2026 and 8 March 2026. Participation in the auction requires registration. The bidding deadline ends at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The bailiff will decide separately whether to accept or reject the highest bid. The notification period in Huutokaupat.com's sales terms about the auction result is not followed in the bailiff's sale. Notification of acceptance or rejection of the auction will be made as soon as the creditor's position is obtained.

Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to buyer's liability for compensation under Chapter 5, section 25 of the Enforcement Code.

If it is not possible to submit purchase offers via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum bid in accordance with the automatic increment. The written offer must be signed and must show the bidder's contact details, the maximum bid amount and the Huutokaupat.com item number to which the offer relates. The written purchase offer is binding and the same terms as for the online auction apply. The offer must be submitted no later than 5 March 2026 at 16:15 to the Enforcement Authority's Jyväskylä office, address Cygnaeuksenkatu 1 (from 25 February at Vapaudenkatu 54), Jyväskylä or by email to jyvaskyla.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to end the sale or extend the sale period.

Payment terms

The buyer must immediately pay a deposit of 20 percent of the purchase price into the Enforcement Authority's official suspense account. The Enforcement Authority will contact the bidder whose highest bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise the highest bidder will be regarded as the buyer.

If necessary, up to six weeks' payment time may be granted for the balance of the purchase price. The payment period must be agreed separately. If payment time is used, annual interest under section 3(2) of the Interest Act will be charged on the whole purchase price for the agreed payment period from the sale date to the end of the payment period.

If no payment time is used, the purchase price must be paid immediately after acceptance of the bid.

If payment is not made within the specified time, the buyer must pay default interest under section 4(1) of the Interest Act on the whole purchase price until the purchase price has been paid or a new sale has taken place.

Obligations and rights transferred to the buyer

The buyer assumes responsibility for arrears related to connections. The buyer is responsible for any fees related to transfers of connection agreements.

Charges

Existing pledges on the property to be sold will lapse and mortgages will remain in force.

Electronic mortgage deeds will be transferred to the buyer or to the buyer's designee.

Applying for title and transfer tax

The buyer must apply for title to the property within six months of the date of the deed. The buyer must pay the transfer tax on their own initiative at the latest when applying for title. The transfer tax is 3% of the purchase price.

Vacant possession

The property is vacant.

If the debtor continues to use the sold premises or stores goods there, the buyer has the right to request official assistance from the bailiff to carry out evictions after the buyer has paid the purchase price. The eviction will follow, as applicable, the provisions on eviction in the Enforcement Code. The moving date is set so that, without good reason, it is not earlier than one week and not later than two weeks from the date of receipt of the removal notice.

In the eviction process the buyer may be permitted to deal with low-value and worthless chattels as he or she wishes. The buyer should be prepared to bear any costs arising from enforcement of the eviction. In practice, if chattels remain at the property, cleaning and disposal of such items will be at the buyer's expense.

The asset has been seized and will be sold by a free sale conducted by the bailiff, in accordance with the general auction terms laid down in the Enforcement Code where applicable.

The State has a pre-emption right in the sale of property if acquisition is necessary for national defence, border control or border security or for the monitoring or protection of territorial integrity (Law on the State's pre-emption right in certain areas 29 March 2019/469).

Persons from outside the EU and EEA may acquire real estate in the territory of Finland only if a permit is granted (Act on the Permit Requirement for Certain Acquisitions of Real Estate 29 March 2019/470). Appeals

An enforcement appeal against the sale and related or preceding actions must be made within three weeks of the sale. Information on how to appeal is attached to the sale decision.
