Terms of sale

The seller reserves the right to accept or reject the highest bid.

The property is sold in the condition and with the fittings it has at the time of sale. For clarity, the movable items shown in the photos belong to the tenant and are not included in the sale.

No warranties are given and the property is sold "as is". By placing a bid, the bidder accepts the property’s condition as it stands.

The listing descriptions are only the seller’s estimates of the property.

The buyer must understand that the seller is a bankruptcy estate, which will be closed when the bankruptcy proceedings conclude.

Viewing the property

Bidders must inspect the property before making a binding offer.

We recommend viewing the property in person.

A public viewing will be held on 3 March 2026 if there are advance registrations. To attend, you must register in advance by emailing moona.riikonen@fennolaw.fi no later than 2 March 2026.

If you are interested but cannot attend the public viewing, please contact us separately to arrange an alternative viewing time.

Bidding

Bids must be placed in the huutokaupat.com service by the specified deadline.

The seller is not responsible for the service provider’s system. The highest bid is the one accepted as highest by the service provider’s system.

By making a bid, bidders agree that their information may be disclosed to the listing contact for the purpose of accepting bids.

After the auction ends, the bankruptcy estate will contact the highest bidder.

Withdrawal from a bid

If a bidder withdraws from an accepted bid, they must compensate the seller for the costs incurred from the failed auction in the amount of €1,000.00.

Conclusion of sale

The closing date will be agreed with the buyer after the auction ends.

The seller’s deed of sale will be used for the transaction.

The seller will obtain the official extracts related to the shares for the closing.

The buyer pays the purchase price to the seller’s nominated bank account at the closing. Any arrears in maintenance charges are paid to the housing company.

The buyer will obtain ownership and possession rights after signing the deed of sale and paying the purchase price.

Other costs

The buyer is responsible for the transfer tax.
