Terms of Sale

The lot will be sold by ascending bids in an online auction held on the website www.huutokaupat.com between 12 February 2026 and 8 March 2026. Participation requires registration. The bidding deadline ends at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider's system functionality. The highest bid is the one the service provider's system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under section 25, chapter 5 of the Enforcement Code. The notification period for auction results in Huutokaupat.com's terms is not followed in sales by the enforcement officer. Notification of acceptance or rejection of the auction will be made as soon as the creditor's position has been obtained.

If it is not possible to place purchase bids through the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum bid according to the automatic increment system. The written offer must be signed and must state the bidder's contact details, the maximum amount of the offer and the Huutokaupat.com item number to which the offer applies. A written purchase offer is binding and is subject to the same conditions as the online auction. Offers must be submitted by 5 March 2026 at 12:00 to the Enforcement Authority's Jyväskylä office (address from 25 February 2025) Vapaudenkatu 54, 40100 Jyväskylä or by e-mail to jyvaskyla.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to end the sale or to extend the sales period.


Payment terms


Deposit

The buyer must immediately pay a deposit equal to 20 per cent of the purchase price to the Enforcement Authority's official account. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise they will be regarded as the buyer.


Payment period

A payment period of up to six weeks may be granted for the balance of the purchase price if necessary. The payment period must be agreed separately. If a payment period is granted, annual interest pursuant to section 3(2) of the Interest Act must be paid on the whole purchase price for the agreed period from the date of sale until the end of the payment period. If no payment period is granted, the purchase price must be paid immediately after acceptance of the bid. If payment is not made within the specified time, the buyer must pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale is carried out.


Obligations and rights transferred to the buyer


The buyer is responsible for any fees arising from transferring connection contracts.
A debt on the electricity connection of €333.98 will be transferred to the buyer if the connection is to be reactivated. Otherwise the connection will be terminated.


Encumbrances

Pledges on the sold property will lapse and registered encumbrances will remain in force.

Electronic mortgage deeds will be transferred to the buyer or the buyer's nominee.


Registration of title and transfer tax


The buyer must apply for title registration within six months of the date of the deed. The buyer must declare and pay the transfer tax no later than when applying for title registration. The transfer tax is 3% of the purchase price.


Vacating


If the debtor occupies the sold premises or stores property there, the buyer has the right to request assistance from the enforcement officer to carry out the eviction after the purchase price has been paid. The eviction will, where applicable, follow the provisions on eviction in the Enforcement Code. The moving date will be set so that, without serious reason, it will not be earlier than one week and not later than two weeks from the date the relocation notice is received.


In the eviction process the buyer may be authorised to deal with low-value or worthless movable property as they wish. The buyer should be prepared to bear any costs arising from enforcement of the eviction. In practice, if movable property remains at the site, cleaning and disposal will be at the buyer's expense. At the time of inspection there are four vehicles on the property whose removal will require eviction.


Transfer of possession and ownership


The buyer will obtain possession of the lot once the full purchase price has been paid. The buyer must not use the property in a way that diminishes its value before receiving the deed.
The buyer will obtain ownership of the lot on receipt of the deed. The deed will be handed over when the full purchase price has been paid and the sale has become legally binding.


Other information


The property has been seized and will be sold by public sale conducted by the enforcement officer, observing, as applicable, the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and does not provide a comprehensive description of the lot.

Buyers are urged to familiarise themselves thoroughly with the lot, the sales brochure and the attached documents before placing a bid.


The State has a right of pre-emption in the sale of property if acquisition is necessary for national defence, border control or border security, or for the supervision or protection of territorial integrity (Act on the State's pre-emption right in certain areas 29 March 2019/469).


Persons from outside the EU and EEA may acquire real estate in the territory of the State of Finland only with a permit (Act on the permit requirement for certain acquisitions of real estate 29 March 2019/470). The buyer is responsible for obtaining the permit and any obligations arising from it. More information is available on the Ministry of Defence website.


Appeals


Enforcement appeals concerning the sale and any action related to or preceding the sale must be made within three weeks from the date of the sale. Appeal instructions are attached to the sale decision.
