The written offer must be signed and must state the bidder’s contact details, the maximum bid amount and the Huutokaupat.com item number to which the offer relates. A written purchase offer is binding and the same terms as for the online auction apply. Payment terms
Deposit
The buyer must immediately pay a deposit equal to 20% of the purchase price to the Enforcement Authority’s official account. The Enforcement Authority will contact the maker of the highest bid once that bid has been accepted. The maker of the highest bid must state on whose behalf the bid was made. If no such information is given, the maker of the highest bid will be regarded as the buyer.
Payment period
If necessary, up to six weeks’ payment time may be granted for the remaining purchase price. The payment period must be agreed separately. If payment time is granted, annual interest shall be payable on the whole purchase price in accordance with section 3(2) of the Interest Act for the whole agreed payment period from the date of sale until the end of the payment period.
If payment time is not used, the purchase price must be paid without delay after the offer has been accepted.
If payment is not made within the specified time, the buyer must pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been completed.
Obligations and rights transferred to the buyer
The buyer is responsible for any charges arising from the transfer of connection agreements.
Encumbrances
Pledges on the property to be sold will lapse and mortgages will remain in force. Electronic mortgage deeds will be transferred to the buyer or to a person designated by the buyer.
Application for title and transfer tax
The buyer must apply for title (lainhuuto) to the property within six months of the date of the deed. The buyer must pay the transfer tax on his own initiative no later than when applying for title.
The transfer tax is 3% of the purchase price.
Vacating
If the debtor continues to use the sold premises or stores possessions there, the buyer has the right to request official assistance from the enforcement officer to carry out an eviction after the buyer has paid the purchase price. The eviction will be carried out in accordance with the applicable provisions on evictions in the Enforcement Code where appropriate. The moving date will be set so that, unless there is a compelling reason, it is not earlier than one week and not later than two weeks from the date of receipt of the moving notice.
In the eviction procedure the buyer may be permitted to treat low-value and worthless movable property as wished. The buyer must be prepared to bear any costs arising from the enforcement of the eviction. Practically, if movable property remains on the premises, cleaning and disposal of such items will be for the buyer’s account. At the time of inspection, there are two vehicles on the property, removal of which will require the carrying out of an eviction.
Transfer of possession and ownership
The buyer will obtain possession of the lot once the whole purchase price has been paid. The buyer must not use the property in a way that reduces its value before receiving the deed. The buyer will obtain ownership of the property upon receipt of the deed. The deed will be delivered when the whole purchase price has been paid and the sale has become final.

The property has been seized and will be sold by public sale carried out by the enforcement officer in accordance with the general auction terms laid down in the Enforcement Code where applicable. The sales brochure is indicative and is not a comprehensive description of the lot.
