Offers must be submitted by the stated time. The highest bid is the bid the seller has accepted as highest. By placing a bid, the bidder accepts these terms of sale. The City of Rovaniemi reserves the right to accept or reject the highest bid.

Inspection of the property

Before making an offer, the bidder is obliged to inspect the property, documents and records. The buyer cannot later refer to matters that could have been observed during the prior inspection.

Seller's information

The seller warrants that it has given the buyer all information that the seller knows and that can be assumed to affect the transaction.

Conclusion of the contract

After the bidding has ended, 4% of the bid must be paid to Sp-Koti's client account as security within 24 hours; this will be returned to the payer if no sale decision is made. The sale of the property must be executed in the form prescribed by the Land Code. The time and place for signing the deed will be agreed with the buyer separately. The purchase price is paid at the signing. The buyer is responsible for the costs of confirming the sale.

Other costs

The buyer is responsible for the transfer tax in accordance with the applicable tax practice.

Withdrawal from the sale

A party that refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs arising from advertising, inspection of the property and other necessary actions related to completing the transaction.
