The municipality of Laukaa is selling a plot at Tyttökodinkuja 2 in Kuhankoski on which stands a traditional, protected log‑frame building and two storehouses.

The property is located about 4 km from Laukaa village. The Koskela main building, completed in 1901 as the farm’s main house and a military official’s residence, lies on good transport links near the Päijänne–Keitele water route and the clear waters of Iso‑Kuhajärvi.

The building has historical significance as an example of the military official residence system. On the same plot are two of the area’s oldest buildings, the food‑ and clothing storehouse and the grain storehouse, and a later refuse‑room.

Over the decades, changes in use and occupancy have led to updates: for example, water supply and heating technology were updated in 1966 to the standards of that time. Extractor fans were installed in the kitchens in the late 1980s. Since the municipality of Laukaa acquired the building in 2015, no major renovations have been carried out. The building is in poor condition and a condition survey was prepared in 2021 and a repair feasibility study in 2022. The buyer must familiarise themselves carefully with the property and the provided documentation.

It is the buyer’s responsibility to apply for any required change of use and related building permits. All repair costs are the buyer’s responsibility.

For building and permit‑required measures affecting the building, a statement from the museum authority must be obtained before applying for a permit. The municipality’s building supervision authority processes the permit application.

The cultural‑historical environment of Kuhankoski Military Official’s Residence in Laukaa is defined as a regionally valuable institutional environment. The area’s history begins in the late 17th century. It is a regionally significant ensemble illustrating the heritage and development phases of social welfare buildings, with important state building heritage from the 1920s to the 2000s. The area’s identity is built around several key early buildings of the girls’ home.

Water and sewer connection                  

The building is sold without a dedicated water and sewer connection. The water and sewer connection is currently communal for the area. Sub‑metering can be installed at the buyer’s expense before obtaining a private connection.

Electricity connection                      

No dedicated connection; the buyer must obtain an electricity connection immediately after transfer of ownership. The municipality will charge the buyer for interim electricity usage and a sub‑meter can be installed for the interim period.

Heating system             

The building is connected to the Kuhankoski district heating network. The building’s heat exchanger is located in another building in the area and will be taken out of service in connection with the sale. The building has water‑circulation radiators.

Ventilation                           

Natural (passive) ventilation; kitchens have extractor hoods and exhaust fans.

VIEWINGS AND SALE INFORMATION

Viewing                   

A viewing for registered attendees will be held on 23 March 2026 from 15:00 to 15:45.

Information on responsibilities           

• Independent on‑site inspection by the interested party is not permitted. The buyer is aware that the stated area of the plot is an estimate and the final area will be determined in the subdivision procedure. The subdivided plot will not include possible rights of the parent estate to common areas or special privileges.

• The descriptions in the notice are the seller’s estimates of the property. The property is sold in the condition described in the notice and at the time of sale. Moveable property is not included in the sale.

• The buyer is obliged to inspect the property, documents and records before making an offer. By submitting an offer, the buyer accepts the condition of the property as is. The buyer cannot later rely on matters that could have been discovered in a prior inspection. There is no right to exchange or return. No warranty is given for the property.

• It is the buyer’s responsibility to apply for any required change of use and related building permit. All repair costs are the buyer’s responsibility.

• As seller, the municipality does not pay property tax for the property and buildings. Property tax liability passes to the new owner.

Seller’s information     

The seller certifies that they have given the buyer all information known to the seller that can be presumed to affect the transaction.

Submitting an offer       

Offers must be submitted through the auction service Huutokaupat.com, to the sales listing, by 10 April 2026 at 16:00. Offers submitted by other means or after this deadline will be rejected.

Terms of sale                         

The municipal board of Laukaa, as seller, reserves the right to accept or reject the highest offer. The highest accepted offer is the one the seller has chosen to accept. Bidders agree that their contact details may be disclosed by Huutokaupat.com to the advertiser to enable the sales decision and related communication.

Completion of sale            

The final sale can be carried out in writing with a certifying official or electronically via the National Land Survey of Finland’s property transfer service. The property sale must be made in the form required by the Land Code. The signing time of the deed will be agreed with the buyer once the municipal board’s sales decision has become legally valid (approx. 1 month). Possession transfers to the buyer upon signing the deed.

Deposit and withdrawal from the sale

The successful highest bidder undertakes to pay the seller a deposit equal to 3% of the bid price or a fixed EUR 1,000. The deposit must be paid within 2 calendar days of the end of the auction. The deposit is credited against the final purchase price. If the buyer withdraws from the purchase, the deposit will not be refunded. By bidding via Huutokaupat.com the bidder accepts this condition.

A party refusing to carry out the sale must, under the Land Code, compensate the other party for reasonable costs incurred from advertising, inspecting the property and other necessary actions related to the sale.

Other costs

The buyer is responsible for the costs of subdividing the plot, the certifying official’s fee / property transfer service transaction fee, title registration fee and transfer tax.
