The municipality of Laukaa is selling a plot at Tyttökodinkuja 2 in Kuhankoski, on which stands a traditional protected log-frame building and two storehouses.

The property is about 4 km from Laukaa village. The Koskela building, completed in 1901 as the main farmhouse and originally a military official’s residence, is well located with good transport links and close to the Päijänne–Keitele waterway and the clear-water Iso-Kuhajärvi.

The building has historical significance as an example of the military official residence system. On the same plot are two of the area’s oldest buildings, the Food and Clothing Storehouse and the Grain Storehouse, and a newer Waste Room.

Over the decades, as use and occupancy changed, the water supply and heating systems were updated in 1966 to the standards of that time. Extraction fans were installed in the kitchens in the late 1980s. During Laukaa municipality’s ownership since 2015 no major renovations have been carried out. The building is in poor condition; a condition survey was prepared in 2021 and a repairability assessment in 2022. The buyer must inspect the property and the provided documents carefully.

The buyer is responsible for applying for any required change of use and related building permit. All repair costs are the buyer’s responsibility.

The Kuhankoski Military Official’s Residence area in Laukaa is defined as a regionally valuable institutional environment. The area’s history begins in the late 1600s. It is a regionally important ensemble that illustrates the heritage and development of social care buildings and contains significant state building heritage from the 1920s to the 2000s. The identity of the Kuhankoski area is built around the early key buildings of the girls’ home.

Water and sewer connection

The building is sold without its own water and sewer connection. The water and sewer connection is currently shared in the area. Sub‑metering is possible to install at the buyer’s cost before obtaining an individual connection.

Electricity connection

There is no individual electricity connection; the buyer must arrange a connection immediately after ownership transfers. The municipality will charge the buyer for interim electricity use, and a temporary sub‑meter can be installed.

Heating system

The building is connected to the Kuhankoski district heating network. The building’s heat exchanger is located in another building, and this line will be decommissioned upon sale. The building has water‑circulated radiators.

Ventilation

Natural ventilation; kitchen extractor hoods and exhaust fans.

Viewing

A viewing for preregistered participants will be held on 23 March 2026 15:00–15:45.

Information on responsibilities

• Self-guided inspection of the site is not permitted. The buyer acknowledges that the plot area is an estimate and the final area will be determined in the partitioning procedure. The plot will not necessarily inherit any rights the parent property may have to common areas or special benefits.

• The descriptions in the advertisement are the seller’s estimates of the property. The property is sold as it appears in the advertisement and at the time of sale. Movable items are not included in the sale.

• The buyer must, before making an offer, familiarise themselves with the property, documents and records. By submitting an offer the buyer accepts the condition of the property as is. The buyer may not later rely on matters that could have been observed during the prior inspection. The buyer has no right of exchange or return. No warranty is given for the property.

• The buyer is responsible for applying for any required change of use and the related building permit. All repair costs are the buyer’s responsibility.

• The selling municipality does not pay property tax for the property or the building on it. Property tax liability transfers to the new owner.

Information provided by the seller

The seller certifies that they have given the buyer all information that the seller knows and that can be expected to affect the sale.

Making an offer

Offers must be submitted via the auction service Huutokaupat.com, to the sales item’s bid competition by 2 April 2026 16:00. Offers made by other means or after the stated deadline will be rejected.

Sales conditions

The Laukaa municipal board, as seller, reserves the right to accept or reject the highest offer. The highest accepted offer is the one the seller has accepted as the highest. Bidders agree that their contact details may be disclosed by Huutokaupat.com to the seller to enable the sales decision and notification.

Conclusion of sale

The final sale can be completed in writing with a transaction verifier or electronically via the National Land Survey property transaction service. The property sale must be made in the form required by the Land Code. The date for signing the deed will be agreed with the buyer once the municipal board’s sales decision has become legally valid (approx. 1 month). Possession transfers to the buyer when the deed is signed.

Deposit and withdrawal from the sale

The highest bidder undertakes to pay the seller a deposit equal to 3% of the bid price or a fixed €1,000. The deposit must be paid within 2 days of the auction closing. The deposit is part of the final purchase price. If the buyer withdraws, the deposit will not be refunded. By placing a bid on Huutokaupat.com the bidder accepts this condition.

A party that refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs incurred from advertising, inspecting the property and other necessary acts related to the transaction.

Other costs

The buyer is responsible for the partitioning costs of the plot and for the transaction verifier’s fee/property transaction service fee, title registration fee and transfer tax.
