The Municipality of Laukaa is selling a plot in the village of Laukkavirta, in the Kuhaniemi area, at Kuhaniementie 14. The plot contains Kuhaniemi School and an outbuilding.

The stately, traditional village school building is located in Kuhaniemi village, about 5 km from Laukaa church village. The rural peninsula borders branches of Lake Saraavesi on the Päijänne–Keitele waterway.

The school building has two above-ground storeys and a basement. The yard includes extensive play and sports areas.

The building was completed in 1951 and has been renovated, maintained and updated over the years to meet changing needs. The most significant works have focused on improving energy efficiency and indoor-air conditions. A moisture and indoor-air condition survey and an asbestos/hazardous materials survey were carried out in 2019. The buyer must familiarise themselves with the property and the provided material carefully.

GENERAL INFORMATION ABOUT VIEWINGS AND THE SALE

Property viewing                   

A viewing will be arranged for pre-registered participants on 23 March 2026 from 14:00 to 14:45. Register for the viewing by email to jani.veikkolainen@laukaa.fi. If no one registers, the viewing will not be held.

General information about responsibilities

Unaccompanied visits to inspect the property on site are not permitted. The buyer is aware that the area figure for the plot is an estimate and that the final area will be determined in the partitioning procedure. The plot will not include any potential shares of the parent property in common areas or special rights.

The descriptions in the advertisement are only the seller’s estimates concerning the property. The property is sold as it stands in the advertisement and at the time of sale. Movable items are not included in the sale.

The buyer is obliged to familiarise themselves with the property, documents and records before making an offer. By submitting an offer the buyer accepts the property’s condition as it is. The buyer cannot afterwards refer to a matter that could have been observed during pre-inspection. The buyer has no right of exchange or return. No warranty is given for the property.

The buyer is responsible for applying for any required change of use (deviation and building permit). All repair costs are the responsibility of the purchaser.

The municipality as seller does not pay property tax on the property and its buildings. Property tax liability passes to the new owner.

Information provided by the seller     

The seller certifies that they have given the buyer all information known to the seller that can be assumed to affect the sale. 

Submitting an offer       

Offers must be submitted via the Huutokaupat.com auction service, to the sales auction for the property, by 10 April 2026 at 16:00. Offers submitted by other means or after the stated deadline will be rejected.

Sale conditions                         

The Municipal Board of Laukaa, as seller, reserves the right to accept or reject the highest offer. The highest offer is the one the seller has accepted as the highest. Bidders agree that their contact details may be disclosed by Huutokaupat.com to the seller to enable notification of the sales decision.

Concluding the sale            

The final sale can be carried out in writing witnessed by a certifier of deeds or electronically via the National Land Survey’s property transfer service.

The transfer of the property must be made in the form required by the Land Use and Building Act. The signing date of the deed of sale will be agreed with the buyer once the municipal board’s sales decision has become legally valid (approx. 1 month). Possession transfers to the buyer upon signing the deed of sale, but not earlier than 1 September 2026.

Deposit and withdrawal from the sale

 The highest bidder undertakes to pay the seller a deposit of 3% of the bid price or a fixed €1,000. The deposit must be paid within 2 days of the auction’s end. The deposit is part of the final purchase price. If the buyer withdraws from the sale, the deposit will not be refunded. By placing a bid via Huutokaupat.com the bidder accepts this condition.

Any party who refuses to complete the sale must, under the Land Use and Building Act, compensate the other party for reasonable costs incurred from advertising, inspecting the property and other necessary measures related to the sale.

Other costs            

The buyer is responsible for the costs of partitioning the plot, the certifier’s fee / property transfer service charge, title registration fee and transfer tax.
