The municipality of Laukaa is selling a plot in the village of Laukkavirta, Kuhaniemi area, at Kuhaniementie 14, on which Kuhaniemi School and an outbuilding are located.

The dignified, traditional village school building is in Kuhaniemi village, about 5 kilometres from Laukaa village centre. The rural peninsula borders branches of Lake Saraavesi on the Päijänne–Keitele waterway.

The school building has two above-ground storeys and a basement. The grounds include extensive play and sports areas.

The building was completed in 1951 and has been refurbished, maintained and updated over the years to meet changing needs. The most significant work has focused on improving energy efficiency and indoor air conditions. A moisture and indoor air technical condition survey and an asbestos and hazardous materials survey were carried out in 2019. The buyer must carefully review the property and the provided documentation.

Viewing

Viewings for registered applicants will be held on 23/03/2026 from 14:00 to 14:45. Register for the viewing by email to jani.veikkolainen@laukaa.fi. If no one registers, the viewing will not be arranged.

Information on responsibilities

Self-guided visits to the site are not permitted. The buyer is aware that the parcel area is an estimate and the final area will be determined in the partitioning procedure. The parcel will not include any potential shares of the parent estate in common areas or special rights.

The descriptions in the announcement are the seller's estimates only. The property is sold as it is at the time of the announcement and at the time of sale. Movable property is not included in the sale.

The buyer is obliged, before making an offer, to inspect the property, documents and records. By submitting an offer the buyer accepts the condition of the property as is. The buyer cannot later claim defects that could have been observed in a pre-inspection. There is no right of exchange or return. No guarantees are given for the property.

The buyer is responsible for applying for any required change of use (deviation and building permit). All repair costs are the buyer's responsibility.

The municipality as seller does not pay property tax for the property or its buildings. Property tax liability transfers to the new owner.

The seller warrants that all information known to the seller that may be assumed to affect the sale has been disclosed to the buyer.

Submitting offers

Offers must be submitted through the auction service Huutokaupat.com, to the sale listing by 02/04/2026 at 16:00. Offers submitted in other ways or after the deadline will be rejected.

Terms of sale

The Laukaa municipal board, as seller, reserves the right to accept or reject the highest offer. The highest offer is the one the seller has accepted as the highest. Bidders agree that their contact details may be disclosed by Huutokaupat.com to the seller to enable notification of the sale decision.

Conclusion of sale

The final sale can be executed in writing before a certifying official or electronically via the National Land Survey's property transaction service.

The sale must be made in the form required by the Land Code. The signing date of the deed will be agreed with the buyer once the municipal board's sale decision has become legally valid (approx. 1 month). Possession transfers to the buyer on signing the deed, but no earlier than 01/09/2026.

Deposit and withdrawal from the sale

The highest bidder undertakes to pay the seller a deposit equal to 3% of the bid price or a fixed €1,000. The deposit must be paid within 2 days of the auction closing. The deposit is part of the final purchase price. If the buyer withdraws from the sale, the deposit is not refunded. By placing a bid in the Huutokaupat.com service the bidder accepts this term.

A party that refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs incurred for advertising, inspecting the property and other necessary actions related to completing the sale.

Other costs

The buyer is responsible for the parcel partitioning costs and for the certifier's fee / property transaction service fee, title registration fee and transfer tax.
