Hallan Sauna World, Hyrynsalmi

Hyrynsalmi municipality sells Hallan Saunamaailma with a gross floor area of 1,266 m2 plus a log sauna of 6 m2. The buildings are located on the Hallan Sauna plot RN:o 56:1 (property ID 105-402-56-1) in the Kytömäki village of Hyrynsalmi on a leased area of 1,270 m2.

The municipality undertakes to conclude a 50‑year ground lease for the leased area. Annual rent is €4,800 and will be adjusted annually according to changes in the cost‑of‑living index. Attached is a map of the leased area; the area of the plot is approximately 1,600 m2.

The sale site contains third‑party property: an infrared sauna indoors, and on the yard terrace structures, stairs, terrace furniture, a jetty, a log sauna, a pontoon sauna, a landscape sauna, an outdoor hot tub and a barrel sauna. Use or removal of the third‑party property must be agreed separately with Keilaukko Oy / Kimmo Kyhälä, tel. +358 400 689 979.

The sale property borders third‑party property in three places:

1. The upper‑floor corridor / café adjoins the restaurant premises. A technical agreement on the use of these premises has been drawn up and is attached. The second‑floor premises (meeting room, terrace and connecting corridor, together with the restaurant and bowling alley owned by a third party) form a joint functional whole; the parties’ intention in the agreement has been that activities on the 2nd floor can be operated jointly in a manner satisfactory to the parties and taking customers into account. The parties have committed not to operate competing businesses between them or to rent/sell the premises for competing business without the other party’s consent.

2. The ground‑floor corridor adjoins an apartment hotel (it has been agreed verbally that apartment hotel guests have a right of passage to the restaurant premises via Hallan Saunamaailma’s premises).

3. The ground‑floor info / reception adjoins a commercial property. A technical services agreement between the ground‑floor info and the commercial property has been drawn up and is attached.

Two written agreements have been made concerning the premises bordering third‑party property, in addition to the oral agreement mentioned above; the other party in these agreements is Keilaukko Oy represented by Kimmo Kyhälä, tel. +358 400 689 979.

In Hallan Saunamaailma’s technical room there is an electricity connection partly owned by Hiihtokeskus Ukkohalla Oy (wakeboard track), and the shop’s supply point also uses Hallan Saunamaailma’s electricity connection. Any changes to electricity supply points or connections must be agreed separately.

Hyrynsalmi municipality sells the property for the following purpose: sauna world, spa and other tourism activities and related ancillary services.

A condition survey of Hallan Saunamaailma dated 19/12/2025 is attached to this sales notice.

Also attached are the actual income and expenses for 2025 and the 2024 financial statements showing income and expenses.

The bidder must carefully review the condition survey and the technical agreements.

Water, sewer and district heating connections are included in the sale; the electricity connection is not included.

Before making an offer, the bidder should inspect the property together with the seller, Hyrynsalmi municipality.

Before signing the deed the buyer and seller will make an inspection of the property and a memorandum will be prepared.

In addition, the buyer must provide Hyrynsalmi municipality with a business plan and information on their financial standing.

Hyrynsalmi municipality has the right to accept or reject all offers.

The final sales decision will be made by Hyrynsalmi municipal board / municipal council.
