The municipality of Laukaa is selling a plot and its period-building located at Saunanmäki 2 in Vihtavuori.

The property, located about 4 kilometres from Laukaa village centre, is the former public bath and laundry building of the Vihtavuori works. The building was constructed in 1940 and renovated in 1997.

The building has strong potential for various uses. Association and sports activities can start immediately. The solid brick walls and load-bearing beam-and-column structure allow flexible modification of the internal layout.

After its original use ended, the building has served as a youth centre, gym, scouting premises and early childhood education space. The building represents the older built environment developed by the Vihtavuori works in the village centre. The building and its yard have been maintained and updated over the years to meet changing needs. The most significant work includes repair of the roof in 2008. A condition assessment report was prepared for the building in 2021. The buyer should inspect the property and the provided materials carefully.

Viewing

Buyer responsibilities           

Independent inspection of the property on site is not permitted. The buyer is aware that the stated plot area is an estimate and that the final area will be determined in the partitioning process. The plot will not inherit any shares or special rights in common areas of the main estate.

• The descriptions in the notice are only the seller's assessments. The property is sold as seen in the notice and at the time of sale. Movable property is not included in the sale.

• Before submitting an offer, the buyer must familiarise themselves with the property, documents and materials. By submitting an offer the buyer accepts the condition of the property as is. The buyer cannot later refer to matters that could have been discovered during prior inspection. There is no right of exchange or return. No warranty is given for the property.

• It is the buyer's responsibility to apply for any required change of use (special permit and building permit). All repair costs are borne by the buyer.

• The seller (the municipality) does not pay property tax for the property and its building. Property tax liability rests with the new owner.

Making an offer       

Offers must be submitted via the auction service Huutokaupat.com, in the sales listing for this item, by 10 April 2026 at 16:00. Offers submitted by other means or after the stated deadline will be rejected.

Completion of sale                 

The final sale can be completed in writing before a certifying official or electronically via the National Land Survey's property transfer service.

The sale must be made in the form required by the Land Code. The signing date of the deed will be agreed with the buyer once the municipal council's sales decision is legally valid (approx. 1 month). Possession transfers to the buyer on signing of the deed, but not earlier than 1 September 2026.

Deposit and withdrawal       

The highest bidder undertakes to pay the seller a deposit equal to 3% of the purchase price or a fixed €1,000. The deposit must be paid within 2 days of the auction closing. The deposit is part of the final purchase price. If the buyer withdraws, the deposit will not be refunded. By bidding in Huutokaupat.com the bidder accepts this condition.

A party who refuses to complete the sale must compensate the other party for reasonable costs incurred from advertising, inspecting the property and other necessary actions related to the sale, under the Land Code.

Other costs            

The buyer is responsible for the partitioning costs of the plot and for the certifier's fee/service fees of the property transfer service, title registration fee and transfer tax.
