The Municipality of Laukaa is selling a plot at Saunanmäki 2 in Vihtavuori and the period building situated on it.

The property, located about 4 kilometres from Laukaa village centre, is the former communal sauna and washhouse of the Vihtavuori factories. The building was constructed in 1940 and refurbished in 1997.

The building has high potential for various uses. Organisational and sports activities can be started immediately. The solid brick structure together with a load-bearing beam-and-column frame allow flexible reconfiguration of the interior spaces.

After its original use ended, the building has served, among other things, as a youth centre, gym, scout space and early childhood education facility. The building represents the older built environment developed by the Vihtavuori factory within the village centre. The building and its yard have been maintained and updated over the years to meet changing needs. The most significant works have included repairs to the roof, which were carried out in 2008. A condition assessment report was prepared in 2021. The buyer must inspect the property and the provided materials carefully.

Protection regulations

Information on responsibilities           

Self-guided visits to the site are not permitted. The buyer is aware that the parcel area is an estimate and the final area will be determined in the partitioning procedure. The parcel must not retain any shares in the parent estate’s common areas or special rights.

• The descriptions in the advertisement are only the seller’s estimates of the property for sale. The property is sold in the condition shown in the advertisement and at the time of sale. Movable items are not included in the sale.

• The buyer must, before making an offer, inspect the property, documents and records. By submitting an offer the buyer accepts the condition of the property as is. The buyer cannot later rely on matters that could have been noticed during a prior inspection. There is no right of exchange or return. No guarantee is provided for the property.

• It is the buyer’s responsibility to apply for any required change of use for the building (special permit and building permit). All repair costs are the responsibility of the buyer.

• The municipality as seller does not pay property tax for the property or the building. Property tax liability is transferred to the new owner.

Submitting an offer       

Offers must be submitted via the auction service Huutokaupat.com, to the auction listing, by 16:00 on 2 April 2026. Offers submitted by other means or after the above deadline will be rejected.

Sales terms                         

The Municipal Board of Laukaa, as seller, reserves the right to accept or reject the highest offer. The highest offer means the offer that the seller has accepted as highest. Bidders agree that their contact details may be disclosed by Huutokaupat.com to the seller to enable notification of the sales decision.

Conclusion of the sale            

The final sale may be concluded in writing with a transaction confirmer or electronically via the National Land Survey’s property transfer service.

The property sale must be made in the form prescribed by the Land Code. The signing date of the deed will be agreed with the buyer when the Municipal Board’s sale decision has become legally valid (approx. 1 month). Possession transfers to the buyer upon signing the deed, but no earlier than 1 September 2026.

Deposit and withdrawal      

The highest bidder undertakes to pay a deposit to the seller equal to 3% of the bid price or a fixed amount of 1,000 euros. The deposit must be paid within 2 days of the end of the auction. The deposit is part of the final purchase price. If the buyer withdraws from the sale, the deposit will not be refunded. By placing a bid in the Huutokaupat.com service, the bidder accepts this condition.

A party that refuses to conclude the sale must, under the Land Code, compensate the other party for reasonable costs incurred due to advertising, inspecting the property and other necessary actions related to completing the sale.

Other costs            

The buyer is responsible for the partitioning costs of the parcel and for the transaction confirmer’s fee / property transfer service fee, title registration fee and transfer tax.
