The property is sold by incremental bids in an online auction on www.huutokaupat.com. Participation requires registration. The deadline for submitting bids ends on 9 April 2026 at 19:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functionality of the service provider’s system. the highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer decides separately whether to accept or reject the highest bid.

Bids made in the online auction are binding. If a submitted bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or to extend the sale period.

The property has been seized and is sold privately under the supervision of the enforcement officer, observing, where applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Agency’s official account. When the payment is visible on the official account, the enforcement officer will issue the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

If payment is not made within the specified time, annual default interest will be charged.

Obligations and rights transferred to the buyer

Buyer’s personal liability for the previous owner’s charge and payment arrears

According to section 16 of the articles of association, to secure the company’s receivables the new owner of the company’s shares is, alongside the previous owner, liable for unpaid housing company charges for six months prior to the transfer of ownership.

The premises were taken into the company’s possession on 12 November 2025 for a period of three years.

According to section 15 of the articles of association, the general meeting may decide that the unit be taken into the company’s possession. The procedure for taking into possession is, where applicable, governed by the provisions in force at the time in the Housing Companies Act.

The new owner has the right under the Housing Companies Act to obtain possession of the unit before the end of the possession period, if the buyer pays the costs caused by taking the unit into possession, any repair costs to the company caused by the share apartment, unpaid housing company charges and the charge amounts that fall due to the shareholder during the possession period.

According to the property manager’s statement, the buyer’s liability is €18,797.20 as of 5 March 2026.

The amount may change during the sales process.

The above-mentioned receivables remain the buyer’s responsibility and will not be paid from the purchase price.

Lease agreements are governed by the Act on the Leases of Business Premises. A lease may be terminated on grounds provided in that Act, but not on the basis that it has been sold by a sale carried out by the enforcement officer. However, tenants’ right to keep possession of the business premises ends without notice at the latest when the company’s possession period ends, regardless of the agreed lease period.

Company loan liabilities attached to the unit

In addition to the cash purchase price, the buyer shall assume the company loan liability attached to the unit of €11,690.10 as of 31 January 2026.

The company loan liability attached to the unit remains the buyer’s responsibility and will not be paid from the purchase price.

The buyer must ensure that obligations related to the unit and falling on the buyer are paid to the housing company. Bids made in the online auction should be sized taking these matters into account.

The bid must be submitted in writing to the Enforcement Authority no later than 7 April 2026 at 16:15 to the address Utsökningsverket / Kajana verksamhetsställe, Lönnrotinkatu 2 A, 4th floor, 87101 Kajana or oulu.realisointi.uo@oikeus.fi. A written bid is binding and is subject to the same conditions as the online auction. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the number of the object in the Huutokaupat.com service to which the bid applies.

The property is seized and is sold privately under the enforcement officer’s care in accordance with section 76 of Chapter 5 of the Enforcement Code and, where applicable, the Enforcement Code’s general auction terms.
