Terms of Sale

The property is sold by incremental bids in an online auction on www.huutokaupat.com. Participation requires registration. The deadline for submitting bids ends on 9 April 2026 at 19:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the functionality of the service provider’s system. the highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer decides separately whether to accept or reject the highest bid.


Bids made in the online auction are binding. If a submitted bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or to extend the sale period.

Payment terms


The enforcement officer will inform the highest bidder whether the bid can be accepted. Obligations and rights transferred to the buyer

According to section 16 of the articles of association, to secure the company’s receivables the new owner of the company’s shares is, alongside the previous owner, liable for unpaid housing company charges for six months prior to the transfer of ownership.

According to section 15 of the articles of association, the general meeting may decide that the unit be taken into the company’s possession. The procedure for taking into possession is, where applicable, governed by the provisions in force at the time in the Housing Companies Act.

However, tenants’ right to keep possession of the business premises ends without notice at the latest when the company’s possession period ends, regardless of the agreed lease period.


Company loan liabilities attached to the unit


In addition to the cash purchase price, the buyer shall assume the company loan liability attached to the unit of €11,690.10 as of 31 January 2026.


The company loan liability attached to the unit remains the buyer’s responsibility and will not be paid from the purchase price.


The buyer must ensure that obligations related to the unit and falling on the buyer are paid to the housing company. Bids made in the online auction should be sized taking these matters into account.
