Terms of sale

The seller reserves the right to accept or reject the highest offer. If the highest bidder withdraws from an accepted bid, the City of Helsinki may consider offering the property to the second‑highest bidder at the second bidder's highest offered price.

The property is sold as a transaction between users. Huutokaupat.com is not a party to the sale.

The property is sold in the condition and with the equipment shown in the advertisement and at the time of sale. Participants are obliged to inspect the property and the documents themselves before making a binding offer. The buyer may not subsequently rely on any matter that could have been observed during prior inspection or from the documents. By submitting an offer the bidder accepts the condition of the property as is.

The buyer has no right of exchange or return. No warranty is given for the property. The descriptions in the listing are the seller's assessments of the property.

Bidders agree that their contact details may be disclosed by Huutokaupat.com to the advertiser to enable the sales decision and notification.

The deed of sale prepared by the seller will be used in the transaction. Ownership and possession rights to the property transfer to the buyer upon signing the deed. The signing date of the deed will be agreed with the buyer after the City of Helsinki's separate sales decision concerning the matter has become legally valid (approximately 21 days). The purchase price shall be paid no later than at the signing event, where a receipt for the payment will be presented in practice. The buyer is responsible for the transfer tax.

Bidding period

16 February 2026 – 13 April 2026

The bidding period starts on 16 February 2026 and ends on 13 April 2026 at 13:00 or 3 minutes after the last accepted bid. Bids are to be made in the Huutokaupat.com service by the stated time.

You may also participate by submitting a written binding offer to the seller's representative by 9 April 2026 at 10:00. Submitting a written offer must be agreed in advance with the seller's representative. All offers will be recorded publicly in the listing. A written purchase offer is binding and is subject to the same conditions as the online auction. Buyers are obliged to enter all offers into the system.

The written offer must be signed and must state the bidder's contact details, the maximum amount of the offer and the Huutokaupat.com listing number to which the offer relates.

The Urban Environment Division is not responsible for the functionality of the service provider's system. The highest offer is the one that the service provider's system has accepted as highest.

Offers submitted in the online auction are binding. If an offer is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period.

The City of Helsinki, Urban Environment Division, reserves the right to suspend the auction or to extend the sales period.

Offers

The City of Helsinki, Urban Environment Division, reserves the right to request additional information and clarifications from bidders and to reject all offers. All bidders will be notified of the selection of the buyer.

Conditions for acceptance of an offer

Acceptance of an offer requires that the buyer has no adverse credit records and that neither the buyer, the buyer's owner nor any party exercising control over the buyer is subject to sanctions imposed by the European Union or the United Nations. By making an offer the buyer warrants that these conditions are met.

Final acceptance of an offer also requires a separate sales decision by the competent official or body of the City of Helsinki.

Withdrawal from an accepted bid

If a bidder withdraws from an accepted bid, they must compensate the seller for costs caused by the failed auction equal to 4% of the accepted bid price.

If the highest bidder withdraws from an accepted bid and the City of Helsinki offers the property to the second‑highest bidder, and the second‑highest bidder withdraws from the transaction after the sales decision, a cancellation fee of 4% of the accepted bid price will be charged.

Conclusion of the sale

The purchase price must be paid in full and the deed of sale signed within two months of the auction's end, unless otherwise agreed with the seller.
