The seller reserves the right to accept or reject the highest offer.

The property is sold in its current condition and with the equipment present in the advertisement and at the time of sale. The buyer has no right of exchange or return.

No warranty is given for the property. The advertisement descriptions are only the seller's estimates of the property for sale.

Bidders must inspect the property themselves before making a binding offer.

By submitting an offer, the bidder accepts the property’s condition as is.

The seller will obtain the official extracts related to the property.

The buyer is responsible for the costs of transferring the mortgage deeds.

The seller's sale contract will be used in the transaction.

The timing of signing the sale contract will be agreed separately with the buyer.

Selling the property free of encumbrances requires the mortgagee's approval. The highest offer will be submitted to the mortgagee for approval before the seller accepts or rejects the highest offer.

Withdrawal of a bid

If a bidder withdraws from an accepted bid, they must compensate the seller for the costs incurred in organising the failed auction, amounting to €1,000.

Acceptance of an offer

Buyers are asked to note that accepting an offer requires the mortgagee's approval. Obtaining approval may take approximately two weeks from the end of the auction.

Completion of the sale

The buyer must pay the purchase price into the seller's specified bank account at the completion meeting.

The buyer will acquire ownership of the property after signing the sale contract and paying the purchase price.

The buyer is responsible for the transfer tax, which is 3% of the purchase price.

The buyer must apply for title registration within 6 months of signing the sale contract; the buyer is responsible for title registration costs.
