TERMS OF SALE

The seller reserves the right to accept or reject the highest bid.

The property is sold as seen with its existing equipment as described in the advertisement and at the time of sale. The buyer has no right of exchange or return.

No warranty is given. The descriptions in the advertisement are the seller’s estimates of the property.

Anyone participating in the auction must inspect the property before making a binding offer.

By placing a bid the bidder accepts the condition of the property as is.

The seller will obtain official extracts related to the property.

The buyer is responsible for costs associated with transferring the mortgage deeds.

The seller's sale contract will be used.

The timing of signing the sale contract will be agreed with the buyer separately.

Selling the property free of encumbrances requires the mortgagee’s approval. The highest bid will be submitted to the mortgagee for approval before accepting or rejecting it.

Withdrawal from a bid

If a bidder withdraws from an accepted bid, they must compensate the seller for costs incurred in organising the failed auction in the amount of €1,000.

Acceptance of an offer

Bidders are asked to note that acceptance of an offer requires the mortgagee’s approval. Obtaining approval may take approx. 2 weeks from the end of the auction.

Conclusion of the sale

The buyer shall pay the purchase price into the seller’s nominated bank account at the signing.

The buyer will acquire ownership after signing the sale contract and paying the purchase price.

Other costs

The buyer is responsible for the transfer tax, which is 3% of the purchase price.

The buyer must apply for title within 6 months of signing the sale contract; registration costs are the buyer’s responsibility.

The buyer pays the fee for the certifying official.

The seller is not responsible for the service provider’s system functionality. The highest bid is the one the provider’s system registers as highest.
