Sales item A parcel with buildings in Muurola village, Rovaniemi, at Totontie 11, 97140 Muurola. The full property (property ID 698-406-138-1) has a total area of 37 ha. An approx. 138,000 m² parcel will be partitioned from the property for sale. The parcel’s zoning designation is YS (e=0.3). The buyer is responsible for partitioning costs.

Property description The former hospital area owned by the Lapland Welfare Region is located in Muurola village, approximately 25 km from Rovaniemi town centre towards Kemi. In addition to the hospital building, the parcel includes, for example, a woodworking workshop, storage buildings, property maintenance premises and a heating plant. The building stock dates from 1950–1977. The hospital building’s building services are outdated, and several repairs have been made for water and wastewater leaks. A comprehensive condition survey of the main building was carried out in 2023–2024. According to that survey, the building has reached the end of its useful life and would require extensive renovation. The main building is heated by district heating and is connected to the municipal water and sewer network. The sale includes movable items present in the buildings at the time of signing.

One floor of the main building and one floor of Building 2 are leased out at the time of sale. The leases are valid until further notice.

The sale is based on the seller’s competent body decision made under the Act on Welfare Areas (611/2021) (KTJ 7 October 2025 § 21 and AH 20 October 2025 § 435).
