FOR SALE: 1.0-hectare undeveloped property in Meskusvaara, Kuusamo / Seized 1.0 ha undeveloped property, Kuusamo

The lot is sold in an online auction on the website www.huutokaupat.com during 11 February–2 March 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 2 March 2026 at 17:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the one the service provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may give rise to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sale period.

The property is attached and is sold by private sale through the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, as applicable, the general auction terms of the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. When the payment is visible on the official account, the enforcement officer will issue the sales decision which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, a payment period of up to six weeks from the sales decision may be granted for the balance. In that case annual interest is payable on the whole purchase price for the payment period from the date of sale until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted period, annual default interest will be charged thereafter; the current rate is 9.50%.

Buyer’s liabilities

The buyer must pay transfer tax of 3% on transfer of ownership of the property, on their own initiative, before applying for title and at the latest within six months of signing the deed of sale. The buyer is responsible for title registration costs and transfer tax.

The State has a pre-emptive right to purchase the property if acquisition is necessary for national defence, border control or border security or to ensure the inviolability of the area (Act on the State’s Pre-emptive Right in Certain Areas 29.3.2019/469).

Certain foreign nationals may acquire immovable property in the territory of the State of Finland only if permission for the acquisition is granted (Act on the State’s Pre-emptive Right in Certain Areas 29.3.2019/470).

Object’s terms of sale

The object is sold in an online auction with incremental bids on the website www.huutokaupat.com. The deadline for submitting purchase bids expires on 2 March 2026 at 17:00 (or 3 minutes after the last purchase bid accepted to the auction).

The enforcement officer decides separately whether the highest bid will be accepted or rejected. Bids placed in the online auction are binding. If a bid is accepted, the bidder who placed it is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation pursuant to Chapter 5, Section 25 of the Enforcement Code.

If it is not possible to submit bids via Huutokaupat.com, a prospective buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid by the automatic bid system. The bid must be submitted in writing to the Enforcement Authority no later than 27 February 2026 at 12:00 to the address: Enforcement Authority / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must show the bidder’s contact details, the bid’s maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.
