Terms of Sale

The property is sold in an online auction on www.huutokaupat.com from 16 Feb to 9 Mar 2026. Participation requires registration. The deadline for submitting bids ends on 9 Mar 2026 at 13:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the functioning of the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or to extend the sale period.


The property is seized and is sold by private sale carried out by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms provided in the Enforcement Code.


Payment terms


The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority's official account. When the payment is visible on the official account, the enforcement officer will issue the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: Unless the full purchase price is paid immediately, the buyer must immediately pay a deposit of 20% of the purchase price.


Payment time: If necessary, up to six weeks' payment time for the remaining purchase price may be granted from the sales decision. In that case, annual interest is payable on the full purchase price for the whole payment period from the sale date to the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted period, annual late interest will be charged, currently 9.50%.


Buyer's obligations


On transfer of ownership of the property the buyer must pay the transfer tax of 3% on their own initiative before applying for title and at the latest within six months of signing the deed. The buyer is responsible for the costs of registration of title and the transfer tax.


The State has a pre-emptive right to acquire the property if acquisition is necessary to ensure national defence, border control or border security, or to safeguard the territorial integrity of the area (Act on the State's Pre-emptive Right in Certain Areas 29.3.2019/469).


Certain foreign persons defined by law may acquire real estate in the territory of the Republic of Finland only if permission is granted (Act on the State's Pre-emptive Right in Certain Areas 29.3.2019/470).

The object is sold in an online auction with increment bidding on the website www.huutokaupat.com. The deadline for submitting purchase offers expires on 9 Mar 2026 at 13:00 (or 3 minutes after the last purchase offer accepted to the auction).

The bid will be entered into the online auction as a maximum bid in accordance with the automatic bidding. The bid must be submitted in written form to the Enforcement Authority no later than 6 Mar 2026 at 12:00 to the address: Enforcement Authority / Kemi office, Valtakatu 28, 4th floor, 94100 Kemi. A written bid is binding and is subject to the same conditions as the online auction. The written bid must be signed and must state the bidder's contact details, the maximum bid amount and the number of the object in the HuutOKaupat.com service to which the bid relates.


The property is seized and is sold privately by the enforcement officer's care in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the Enforcement Code's general auction terms.
