Offers must be made by the specified deadline. The highest offer is the one the seller has accepted as the highest. The seller and buyer undertake to record all offers in the system. The person making an offer accepts these terms of sale when placing the bid.


Viewing the property

The bidder has an obligation, before making an offer, to familiarise themselves with the property, documents and records. The buyer may not later rely on any matter that could have been noticed during a prior inspection.

The property may be visited independently on site.

Information provided by the seller

The seller warrants that they have given the buyer all information known to the seller that can reasonably be assumed to affect the sale.

Concluding the sale


The sale of the property must be made in the form prescribed by the Land Code. The time and place for signing the deed of sale will be agreed separately with the buyer, but signing must take place within 30 days of the accepted offer. Payment of the purchase price will be made at the closing of the sale.


Other costs

The buyer is responsible for the transfer tax applicable under current tax practice.

The buyer is responsible for the costs of drafting the deed and other costs arising from the property transaction.

Withdrawal from the sale

A party who refuses to proceed with the sale must, under the Land Code, compensate the other party for reasonable costs incurred for advertising, inspecting the property and other necessary acts related to completing the sale.
