Offer terms

The landlord reserves the right to accept or reject the highest offer.

The winner of the auction must provide the landlord with a description of the activities to be carried out in the premises and obtain the landlord's approval.

Huutokaupat.com is not a party to the rental agreement.

Bidders agree that Huutokaupat.com may disclose their contact details to the advertiser to enable the rental decision and its communication.

OffersThe City of Helsinki, Urban Environment Division, reserves the right to request further information and clarifications from offerors and the right to reject all offers. All offerors will be notified of the tenant selection.

Offer period 

The offer period begins on 26 October 2026 and ends on 15 November 2026 at 13:00 or 3 minutes after the last accepted offer. Offers (bids) must be submitted via the Huutokaupat.com service by the stated deadline. The premises may only be rented to a person who has submitted an offer recorded in the system.

The City of Helsinki, Urban Environment Division, reserves the right to accept or reject the highest offer. The City of Helsinki, Urban Environment Division is not responsible for the operation of the service provider's system. The highest offer is the offer that the service provider's system has accepted as the highest.

Offers submitted in the online auction are binding.

Conditions for accepting an offer

Acceptance of an offer and conclusion of the rental agreement require that the tenant has no payment default entries in their credit records and that neither the tenant, an entity owning the tenant nor an entity exercising control over the tenant is subject to European Union or UN sanctions. By submitting an offer, the tenant confirms that they meet the above conditions.

Inspection of the premises

The premises are rented in the condition and with the equipment stated in the listing and existing when the agreement is signed. Before submitting an offer, the bidder must independently inspect the premises and documents before making a binding offer. The tenant may not subsequently invoke a matter that could have been detected during a prior inspection. By submitting an offer, the bidder accepts the condition of the premises as is.

Conclusion of the rental agreement

The security deposit must be paid in full and the rental agreement signed no later than one month after the decision notice addressed to the tenant has been sent, unless otherwise agreed with the landlord. All offerors will be notified of the tenant selection.
