TERMS APPLICABLE TO THE CITY OF ESPOO’S CHRISTMAS TREE SALES LOCATIONS IN 2026

A sales permit issued by the City of Espoo and acquired through the winning bid at auction (huutokaupat.com) (hereinafter the “Sales Permit”) entitles the holder to sell Christmas trees in the area separately circled on the map attached to the auction listing, on land owned and controlled by the City of Espoo (hereinafter the “Sales Location”). The Sales Location cannot be changed.

The Sales Permit is valid daily from 7 December to 24 December 2026, from 07:00 to 21:00, except on Christmas Eve, when it is valid from 07:00 to 16:00. The Sales Permit is valid only in 2026 and does not entitle the holder to use the Sales Location after the permit has expired.

The Sales Location is handed over as is. The bidder is responsible for having carefully inspected the Sales Location and its immediate surroundings in advance. The permit holder accepts that similar activities may be carried out near the Sales Location. The City will not arrange security for the Sales Location.

After the Christmas tree sales have ended, the Sales Permit holder must, no later than 29 December 2026, remove from the Sales Location any unsold trees and tree waste and clean each Sales Location in their possession.

If the Sales Permit holder leaves trees at the Sales Location or otherwise fails to clean it, the holder must pay the City of Espoo a contractual penalty of EUR 2,000 for each uncleaned Sales Location in the holder’s possession. The contractual penalty will be invoiced to the Sales Permit holder upon establishing the failure to clean the Sales Location, without hearing the permit holder further. All observed failures to fulfil the cleaning obligation will be photographed and documented.

Advertising devices or other equipment that prevent or hinder maintenance or normal use of the immediate surroundings of the Sales Location may not be brought to the Sales Location. Plantings or equipment at the Sales Location must not be damaged. Using planted trees or shrubs to support the trees for sale is prohibited. If the Sales Location is near a transformer substation, the trees must be placed for sale so that access to the substation remains unobstructed. Sales stands or trees may not be “planted” in the ground by making holes. The sale of juniper or other goods is prohibited at the Sales Location.

The auction winner may not transfer, rent out, assign or sell the Sales Permit or Sales Location to another person, company or entity. The Sales Permit holder is responsible for ensuring that parties operating at the Sales Location on their behalf comply with the permit conditions.

If use of the Sales Location is prevented for a reason attributable to the City, the City undertakes to promptly provide the Sales Permit holder with a replacement Sales Location or, if this is not possible, alternatively refund the amount paid for the Sales Permit. No other compensation will be paid.

If the Sales Permit holder or their representative fails to comply with these instructions or other applicable instructions issued by a City authority, a representative of the City of Espoo’s Plot Unit or another competent authority has the right to suspend the holder’s activities at the Sales Location without compensation or refund for any unused sales period.
