Seized undeveloped forest property (2.770 ha) in Joensuu, Joensuu

The property will be sold in an online auction held on www.huutokaupat.com. The online auction ends on 30 October 2026 at 13:00 or two minutes after the last accepted bid. A separate decision will be made on whether to accept the highest bid.

Bids submitted in the online auction are binding. If the highest bid is accepted, the bidder is obliged to pay the offered purchase price within the specified payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, section 25 of the Enforcement Code.

The buyer must immediately pay 20% of the purchase price as a deposit into the official account of the National Enforcement Authority. The deposit cannot be paid by credit card. The National Enforcement Authority will contact the highest bidder whose bid has been accepted.

Up to four weeks may be granted for payment of the balance of the purchase price, if necessary. During the payment period, the buyer must pay interest on the entire purchase price in accordance with section 3(2) of the Interest Act. The annual interest rate under section 3(2) of the Interest Act is currently 2.50%.

If it is not possible to submit a bid through the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. This will be included in the online auction as a maximum bid in accordance with the bidding agent. The bid must be submitted to the National Enforcement Authority in writing by 28 October 2026 at 12:00 at the latest, at:

The written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum bid and the item number on the Huutokaupat.com service to which the bid relates.

The property has been seized and will be sold by the enforcement officer by way of a private sale, applying, where appropriate, the general auction terms laid down in the Enforcement Code.

Prospective buyers are advised to familiarise themselves thoroughly with the property for sale, the sales brochure and the attached documents. The sales brochure is indicative and is not a comprehensive description of the property. Buyers should therefore inspect the property before making a bid.

Transfer tax is 3% of the purchase price. The buyer is responsible for the costs of title registration and transfer tax. The buyer must apply for title registration within six months of the date of the deed of sale. The buyer must pay the transfer tax on their own initiative no later than when applying for title registration, unless exempt from transfer tax.

The buyer will acquire title to the property and the deed of sale will be delivered to the buyer only once the sale has become final and the purchase price has been paid in full.
