Terms of Sale

The property will be sold in an online auction held on www.huutokaupat.com from 14 October to 28 October 2026. Registration is required to participate. The deadline for bids is 28 October 2026 at 18:00 (or two minutes after the last accepted bid).

The National Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder must pay the offered purchase price within the agreed payment period. Failure to pay may result in the buyer’s liability for compensation under Chapter 5, section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sales period.

The property has been seized and will be sold by private sale conducted by the enforcement officer in accordance with Chapter 5, section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If it can be accepted, the buyer must pay the full purchase price by bank transfer to the National Enforcement Authority’s official client funds account. Once the payment is shown in the account, the enforcement officer will issue the sale decision, which will be served on the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay 20% of the purchase price immediately as a deposit.

Payment period: Where necessary, a payment period of no more than six weeks from the sale decision may be granted for the balance of the purchase price. In that case, annual interest is payable on the full purchase price for the entire period from the date of sale until the end of the payment period. The reference rate is currently 2.50%. If payment has not been made within the granted period, annual late-payment interest will be charged, currently at 9.50%.

Obligations transferred to the buyer

Upon transfer of title, the buyer must pay transfer tax of 3% on their own initiative before applying for registration of title and no later than six months after the deed of sale is made. The buyer is responsible for registration costs and transfer tax.

The State has a right of first refusal in the sale of real property if acquiring the property is necessary to ensure national defence, border control or border security, or to monitor or safeguard territorial integrity (Act on the State’s Right of First Refusal in Certain Areas, 29 March 2019/469).

Foreign persons specified by law may acquire real property in Finland only if permission is granted for the acquisition (Act on Certain Restrictions on the Acquisition of Real Property by Foreigners, 29 March 2019/470).

Additional written-bid terms

The written bid must be submitted to the National Enforcement Authority by 26 October 2026 at 12:00 at: National Enforcement Authority / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and is subject to the same terms as bids in the online auction.
